good location

too old building, and too old facilities, needs to be renovated. Especially in the bathroom, it looks as old as my granny, not clean enough, and dark as well. Breakfast is so so, very limited choice. it's really over-priced of 120 GBP per night for double room.

The hotel had everything we needed during our stay.

The breakfast was fantastic and the service delightful. Even with my tiny single room, I still enjoyed the London charm. Sure I had to share a bathroom, but I knew that prior to booking. I would definitely stay there again.

The single room I had was on the top floor with no lift. So, not recommended for those who have trouble climbing narrow staircases (or are coming back late from drinking. ;)

Felt decor was a little tired. Felt that cooked breakfast could have been of a higher standard, I.E. fresh fruit rather than tinned grapefruit.

The floor of the room was uneven and looked and everything looked worn out.

It is very close to Kings Cross and St Pancreas, in a reasonable quiet area. They have a reception room with a working computer, which is free to use, along with lots of information about the area and things to do and places to eat. There is also free wifi in the room. I stayed in a single room with shared bathroom facilities. They were some complimentary toiletries, coffee and a selection of teas and a hot chocolate in the room. Room was comfortable and clean, small, but quite comparable with other single rooms in the area. It includes a sink, desk, wardrobe and TV. Staff were friendly and polite. Left luggage at the hotel with no extra to pay. All in all, I paid a little more than other budget hotels near Kings Cross, but with that I get complementary toiletries and hot chocolate, and the bathroom facilities were clean and in good condition.

Breakfast - includes a cooked breakfast. Disappointed with the mushrooms as they were tinned. Beans tasted like budget beans.

The bedroom was comfortable with good wifi access. The cooked breakfast was excellent, and the waitress was actually happy and smiling which is unusual in my experience of the less expensive hotels.

The curtains let in too much light. In the summer I can imagine this would disturb sleep quite early in the morning .

Friendly staff, clean shared facilities, good breakfast, comfortable bed, view over park/tennis courts.

Great location within walking distance from St Pancras International. Very quiet. Helpful staff and personable atmosphere. Very good value for money (better than similar priced hotels we have stayed in). Will definitely stay there again

Triple room a bit small for 3, but normal by London standards

Location and staff treatment stand out above everything. It's a familiar hotel very well managed by a family and they make you feel like at home. Good english breakfast, enough for a long day of sightseeing and clean rooms with bathroon inside. Perfect for a five-night stay

A bit too far away from Oxford street, not toothbrush and toothpaste provided, cos my room is at the basement, no phone signal can be received
