the setting was lovely and there was a lovely comfy lounge to relax in.breakfast was perfect and the staff were very attentive and attended our every need thankyou X

the room was a bit small but we enjoyed it and managed fine.

Heating bit erratic - although to be fair they were experiencing problems. Side of the house bit of a rubbish tip needs to be cleared regularly. Garden could do with bit of tlc - maybe they will now weather might be getting warmer.

Very friendly staff and delicious breakfast. We had the 'smallest' room, but it was more than adequate for the three of us and the bathroom was enormous.

A friendly welcome, comfortable bed and a good breakfast. There was a large lounge for guests. A peaceful location with countryside all around.

Superb location: serene and amidst the woods. The hosts are very friendly and provide an excellent service. We received a just-in-case phone call with usefull route information and phone numbers in case we were unable to find the place and were received with a heartily welcome and care. Breakfast was outstanding!

Very welcoming hosts. Comfortable room with lovely large bath and shower. Really peaceful location, but only 10 minutes drive from Romsey. Farmhouse looks a little bleak in the photo, but is much better in reality.

it was just a lovely place to stay, very quiet, very comfortable and the lady running the hotel was very helpful and made a really nice full English breakfast.

Wonderful location. Friendly and welcoming owner. Wanting everything to be as we would like it. Characterful rooms. Lots of 'little extras' eg shampoo, bubble bath, shower gel generously available; bottled water as well as tea etc; lounge with log burner - lit for us. Good conversation without being over chatty. Perfect

Breakfast

Cold unwelcoming room. No one knew the Internet password or how to work the central heating. For what is described as a luxury room, it leaves a lot of work still to be done.

I liked the remote location in the countryside,nice and peacefull.I liked the room,very comfortable.Wifi also worked which ,elsewhere in the UK has been a very dubious claim by most hotels and b/b,s.The host was a very personable character and gave a great breakfast,at the same time your privacy was respected.A great location.

The large comfortable bed, we had the Coronet Room and the delishous breakfasts, my favourite, Smoked Salmon and Scrambled Egg on Toast. Our Host phoned prior to our stay to find out if we had any special dietry needs.

We liked everything, but could suggest two chairs in the room.

Cross Oaks Farmhouse, was really great, thoroughly looked after, with magnificient rooms, would 100% recommend to other people.

Michael the host/owner delivered first class, friendly yet proffesional service throughout our whole visit whilst at the same time was very approachable. Nothing was too much for him The accomodation was clean, tidy and exceptional value for money. The setting was idilic and the proximity to the coast, major cities/towns and the New Forest was perfect

Nothing except having to leave

Mike and the rest of the family were absolutely excellent. I read the reviews after I'd booked our stay, and I must admit from a couple of them I was very dubious about staying, but as soon as we got there, all of our fears were forgotten and we had a fantastic time and just wish we had stayed longer

We were very pleased by the extraordinary hospitality of the host, the very nice stay at Cross Oaks and all the comfort, they managed for us. We felt really welcome during the days in this house and we enjoyed it pretty well. All was fine: the cosy room, the atmosphere, the interesting places around, the great breakfast and last but not least the very nice host with charisma and humor. We enjoyed all so much!

We stayed for three nights. Before our arrival, Michael telephoned us to confirm our booking, check if we had any special requirements, asked our intended arrival time and gave us route directions. Penny met us on arrival, offered to help with our luggage and made us a pot of tea which we enjoyed in the garden. Throughout our stay Michael and Penny were very welcoming, friendly and attentive; indeed they could not have been more so. The breakfasts were excellent and well above expectation for a B&B. The location is what it said - adjacent to a working farm in the countryside. The double room was somewhat small; however the bathroom was enormous by comparison with a bath and a separate large shower, all with ample hot water. It was peaceful and secluded and we were able to relax with no distractions. The use of the very pleasant lounge in the evenings was enjoyable and appreciated.

If you want to get a real English country side feeling this is the place. The owner is really friendly and the setting in the heart of a south English farmlands is quiet and comfortable.

We wanted a place to stay that was close to peppy pig world (paultons park) wich cross oaks farmhouse was . Nice friendly place to stay

First impression was I wanted to turn back around and leave as it looked a bit run down but don't be put off ,as inside is cosy and I had a great night sleep in big comfy bed breakfast was lovely with a great choice I'm glad decided to stay.
