Room not cleaned during our 2 night stay. Having to go outside in the rain to get in to reception and breakfast. Limited tight parking. Use of the term "luxury en-suite" misleading.

Due to major traffic hold-ups we arrived very late (nearly 2 AM). Our hosts arose promptly to admit us and were courteous and helpful both then and the next day when we wanted to leave our car beyond check-out while we helped our son move into his University digs. A quiet, spacious, well-appointed room and a well-cooked full-English breakfast the next day - perfect after a difficult journey!
Very prompt breakfast service and lovely food. Newly re-furbished room with lovely new carpet. Friendly and helpful staff. Comfortable beds! Evening meal in the linked restuarant was excellent quality and very good value.
Right in the centre of Lancaster, we were given a great welcome by the manager and the room was great. After a good night out, we returned to the room, had a great sleep and didn't find the location noisy at all (despite its very central location). Breakfast the next morning was excellent and once more the staff were very friendly and helpful. We could not fault a thing.
The hotel is ideally located close to the train station, bus station and the shops and bars. The rooms were spacious (twin rooms had a double and a single bed). Parking was available and the owners confirmed the spaces we could reserve prior to our stay. Free wifi and lovely breakfasts with plenty of choice - cooked to order. All the staff there were really helpful and friendly. Would definitely recommend.

We had noisy neighbours which is not the hotel's fault of course but we'd had a long journey and needed a good night's sleep. The beds were very comfortable though so we could rest at least.

The room was very spacious and comfortable. Breakfast was good and all the staff very helpful. We chose the hotel because of its proximity to the station. It was good to be able to reserve a parking space outside and walk to the shops. Overall we enjoyed our stay but thought the room should be refreshed.
The room was accessed from a metal outside staircase. The carpet need steam cleaning and the paint was peeling in the shower cubicle.
Loved the spacious room.great that there was loads of milk for several cuppas.breakfast was great cooked to order.will definatley stay again .
Tom was very friendly and helpful. He gave us a great recommendation for dinner and useful information about sites to see. Room 4 was spacious and had a large bathroom. Terrific hot and cold breakfasts. Convenient location next to pedestrian shopping street and 1 block from Castle.
We had Room 4 facing the street and it was a bit noisy with the window open on a hot night.

No air con and on the main town ring road Limited public area. Link to Laundrette gives a poor impression.

The bathroom was very poor. From the hole at the bottom of the shower, a foam has come out (too late for calling reception). Disgusted, my colleague and me did not have shower. The water closet was obstructed. And you can image what is happened when we used it..... The sunrise was at 4:30 am and one window was not covered so the light woke up us too early!!!!
