Zimmer sehr staubig. Überall lagen Haare herum. Bad und Abflüsse ebenfalls voller Haare. Haben erst einmal geputzt und desinfiziert. Besitzer trug zum Frühstück schmutzige Kleidung. |

The "hotel" was quiet, conveniently sited and provided everything I required. I would have appreciated an "early" breakfast (about 6.30 a.m.) on the Sunday morning. This was not available - I stress that this is not a complaint. |

Excellent location, within walking distance of the Royal Mile. Particularly handy if taking the local bus to Rosslyn Chapel, as there is a bus stop for line 15 at the end of the street. King's Theatre is also at the end of the street, a few minutes walk. Great full Scottish breakfast served in the conservatory (egg, ham, sausage, haggis, toast, cereal, etc.), friendly host, quiet street. |

I was surprised how reasonable the prices are. I booked the cheapest room without a private bathroom, still the room was comfortable and very clean. The batthroom was clean too. The food was very good. The staff is efficient and very friendly. |

I felt very welcome and was completely at ease for my entire stay. The location is excellent- only 10 mins away from city centre. When I return to Edinburgh, I will be using this guest house again. |

The breakfast was good, and room/ bed comfortable Not enough hot water for all the rooms- had to have cold shower on last day. Owners not very available when in need. Very noisy and had difficulty sleeping. Room was very dusty and bathroom was not kept clean. |

Friendly owner. Excellent Scottish cooked breakfast inluded, and a good menu available. Big room. Excellent price. lots of mod cons in room and ensuite. No phone in the room but was allowed to use an outside line on owner's phone |
