Generally clean, near to city centre (Edinburgh). Pleasant staff (Alice)

Nobody there to greet us despite confirming arrival time by email. Room key just left in envelope behind door, Breakfast/dining room too small for number of people staying, people were forced to share tables with strangers rather than with their families. Not value for money in my opinion.

The "hotel" was quiet, conveniently sited and provided everything I required.

I would have appreciated an "early" breakfast (about 6.30 a.m.) on the Sunday morning. This was not available - I stress that this is not a complaint.

Excellent location, within walking distance of the Royal Mile. Particularly handy if taking the local bus to Rosslyn Chapel, as there is a bus stop for line 15 at the end of the street. King's Theatre is also at the end of the street, a few minutes walk. Great full Scottish breakfast served in the conservatory (egg, ham, sausage, haggis, toast, cereal, etc.), friendly host, quiet street.

The fact that someone else had keys to room and opened door whilst we were in bed. Room was not serviced.

I really enjoyed my stay, it's almost in the centre, very easy to get anywhere, price was reasonable, room nice and big. Thank you!

Alles! sehr gemuetlich, nett eingerichtet, zuvorkommender, lieber, unkomplizierter Inhaber, zentral gelegen, ruhig, grosses Zimmer, gute Ausstattung (Auswahl Kaffee, Tees in Zimmer mit Wasserkocher, TV, Moebel), Komfort hoch: fuehlt sich an wie bei jemandem privat zu Hause und doch mehrere Zimmer und nicht ueberfuellt, leckeres Fruehstueck, grosse Auswahl, guenstig

nessuno, si tratta di un hotel molto piccolo ma rapportato al prezzo e' molto conveniente.
