Were greeted by very helpful and friendly receptionist, the hotel was very accommodating of our needs as we were staying with a 6 moth old baby which isn't always easy, had a great breakfast and all for a price only little more than a motel 30 min out of town!
The lounge area in the ground floor had some nice relaxing music. Single room was at reasonable size, facing the backyard which does not look nice at all but if you are just there for sleeping, who cares about the backyard then :-) Clean and contemporary room.
The stairs were covered in carpets, generally the hallways did not look very inviting.
Proximity to beach and main shopping areas and restaurants all within very short walking distance. Hotel supplying 24hour parking permits for those travelling by car and needing to park close to the hotel. Lift to upper levels. Very nice breakfast rooms and open space rooms to relax in with the bar nearby.
Problems with the room phone and accessing outside lines--especially call free numbers. When the breakfast menu read --eggs--and getting only the one poached or equiv for scrambled was a bit of a downer.Perhaps a little more egg and crispy bacon would be a plus.
Promised to be different in a town of Victorian hotels and the owner has worked very hard to turn the building into something special. Love the decor downstairs incl dining room and art area. Many paintings along the corridor and nice bright colours. Comfortable bed. Clean.
Dirty windows. Stepped out of room in morning & could see very little on the landing, only LEDs on emergency lights.No light switch. Luckily lift was up so I could reach that without falling over. My room was not one of the ones on the website, bit more sparse.
The location and the overall character of the hotel was excellent. Free off street parking and wifi.Rooms spacious and clean. Also a good breakfast.
Would have liked a bath rather than just a shower in the room.

Some aspects of the building were a bit dated, room doors and stair case etc. Otherwise nothing.

Great location, excellent value for money and best cooked breakfast I've had in a long time. Staff very accommodating and pleasant.
Bed creaked very loudly every time I turned so sleep was very disturbed.

coffee table in our room had a hole in it/damaged/cheap the curtains were hanging off the rail window ledges were dirty and there were cobwebs. the carpet was very worn
An interesting proposition - an art hotel! Yes, reasonably good - but still had some old seaside charm - and period sixties features. Could have done better with the finials - but the rooms are spacious and excellent value for money!
Some nice points - marred by creaky floorboards and the breakfast / kitchen smells that permeated the entire building! come on guys - sort that out! - Surely an extractor fan would have cleared that up?

foyer and lounge area was decorated beautifully with modern clean look but would of been nice to have a tv and coffe making in this area to socialize with other guest.

Booked a superior room at the front of the hotel. Room 307 on the 3rd floor.on the day of arrival we noticed a horrible smell in the bathroom,by the next day the smell had got worse so reported to reception who apologised and advised he would put a cleaner in the shower and toilet. On return the smell was stronger which made me feel sick. Offered another room but at the back of the hotel with a 1/3 off as standard accommodation. Would rather had a superior room and still paid the full price due to the standard room being so much smaller. Shame as this upset our 4 day needed break.
