Location and the fact it is a family run business.
There was no view out of the window just a roof top. If we were staying longer than one night we would have asked to be moved, if possible, to a room with a much better outlook.
Need a refurb however most disappointing factor was a spider web on the lamp shade and a massive spider in our room. Not something I would prefer with my little one in the same room.

The hotel was comfortable, friendly, and ideally situated in the heart of the Lake DIstrict. We were astounded by the excellent restaurant - the range and quality of the meals was truly excellent.
While we were there, when the WiFi was functional, it was a strong signal and rapid. However, it was down for hours at a time, which was frustrating. Also, the rooms we stayed in had no desks, even the "executive suite". But, if on holiday, this will not be a major concern for most people.
mews 3 bed the creakiest ever and tv remote does not work downstairs and hot tub had a very dirty scum on it so did not use
food was great
room cleanliness fair didn't tell us until we got there but charged for a child 20 pounds

Room was ok and the lounge and dining area were fine. Generally a bit tired. Tweedies bar meals in the evening were very nice.
Breakfasts poor. Food luke warm in hotel and generally not well cooked. Tinned peaches for breakfast one morning starting to ferment. Poached eggs over cooked and scrambled eggs microwaved by taste of them.
There is a nice pub beside hotel. It's convinience to eat with children.
They changed sheets once for a few days. We didn't feel enought because we had a small child.

Room was superbly decorated, facilities good. Everything you could wish for a romantic night away. Food was excellent both in tweedies bar and at breakfast.

I read some of the negative reviews on this site and was a bit nervous as I had booked the hotel as a treat for my boyfriend's birthday. I needn't have worried as the hotel was lovely. It is located right in the centre of Grasmere which is a beautiful village. I booked a premier room and we were in room 8 at the back of the hotel which overlooked Tweedies Bar and the garden. It was quiet when we were there as we stayed on a Monday night, but I can imagine it would be noisy on a Saturday when they have live music. When we arrived we were advised that the room had been recently painted and there was still a slight paint smell in the room, but it didn't put us off. The staff were very friendly and efficient and our room was spotless. We chose to eat in the restaurant on the night and the food was beautiful. All in all a lovely country house hotel in a lovely location. Will definitely be back.
The drinks in Tweedies Bar were quite expensive and it would be nice if hotel guests could have a discount
The staff were brilliant, the food in Tweedies Bar was very good, I was surprised it was a CAMRA pub so it had some excellent ales. Breakfast was very very good, high quality local produce. The lounge has a piano which my girlfriend loved as she's been playing since she was 7 years old. Wifi coverage was good around the hotel with the exception of our room, which they will fix, see negative comments for this
The free Wifi refused to work in our room, but the minute we left the room for other parts of the hotel it worked fine. The hotel are addressing this and they kindly discounted our bill as a result.
Hotel,staff and food were great also the Village and surroundings.

Clean and presentable
Lacked a bar not to say for heavy drinkers as there was a bar around the side of hotel but it lacked being able to relax in the lounge and being able to get a glass of wine or a pot of tea. Not very cosy or sociable !

As the weather was hot I would like to suggest that you put a top sheet on your beds. Thanks very much for supplying us with a fan.
Parked car and did not move it again until we left. Close to restaurants, shops and could walk straight onto the mountains.
Room a little small
Great location. Superb full English breakfast. Comfy bed. Friendly staff.
Our room (no. 7) overlooked the hotel pub's beer garden, which meant it was very noisy with drunk people shouting and cavorting until well past midnight, preventing us from sleeping. It appears that most rooms also overlook this garden, so bring your earplugs if you want an early night. The "fluffy" dressing gowns were in fact horribly hard and starchy. The bedding was too thick and heavy for the warm weather (24 deg C). Room decor OK but furniture slightly shabby and in need of updating to match the price tag. Large crack in the bathroom sink.
Do not stay in room 14 it is very small nothing like the picture on line. We asked to be moved and at first the we're going to move us to room 17 which is the room photo on the web site we went out for the day and when we returned we did not get room 17 but moved to one of the mews No 1 which was 2feet from the waste bins and the stench that came of these and the flies were unbelievable we felt by complaining that we we're put out with the rest of the rubbish. We had a hot tub outside that was overlooked by the staff caravan and in direct view of the kitchen staff. Or we could listen to the bar staff talking about brothells. We have stayed in many hotels in grasmere never this one again. When we told them about the smell coming from the bins there reply was . Yes we have had a problem with the bins not being emptied . Why would you put your customers next to this then ?
Great location, lovely grounds to chill and have eats/drinks, excellent walk around the water, very quite compared to Windermere/Ambleside.
