“Iris was a lovely host and went out of her way for us. The breakfast was very filling and we had a good range with no limit on what we chose. It is in a quiet location and about 15minutes walk to the centre of town through a lovely park with ducks and geese. Very pleasent and relaxing time was had. Would definately stop there again.”

We liked the en-suite facility The fact that the en-suite didn`t seem too have been cleaned after the last guest !!!!!!!! We also did not like the early and very short breakfast timings, Also that we were asked to pay as we checked out, we presumed that payment had already been taken as we booked, as we entered our method of payment on your site... What was the point of this ????????

My family and I stayed here for 2 nights in the quiet, isolated, reasonably kept and very clean two rooms in the second floor - worth the narrow steps two floors up. Iris, the owner, was very friendly, happy to provide information and impressively efficient and organised in the traditional English fashion! There were plenty of clean towels, shower accessories, tea/coffee facilities in the rooms, and the light/skyline view through the attic-windows was satisfying. Iris kept certain tables ready for our breakfast in the dining room and the breakfast itself was very good in quantity (cereals, full English, fruit, fresh juice, marmalades etc) and quality - despite the raw canned tomatoes in the English breakfast which seems to be one of the weird choices English people go for! I would recommend the place to friends but would advise them to first check for a more central or more budget location or a place where they can check out later in the day - although I didn't feel unhappy with any of these aspects and I was really satisfied with being in a clean, tidy and very organised environment. On the negative side, there were strict signs reminding us to vacate the room by as early as 10am otherwise we would face extra charge, and I found this very inconvenient as it meant waking up very early to pack, eat quickly and leave with a full stomach. It seems that English hospitality ends as soon as you have paid for your sleep. In any case Iris was happy to keep our cases safe in her bb, which meant we could stroll around the city during the day before catching our evening train back to London.

Brilliant hosts, friendly and informative. Delightful breakfast, clean room & facilities. Good sized room, comfortable bed. Location was good, only about 10-15 minutes walk to the city center and nearer attractions. It doesn't get any better than this in this price range. Extremely well run establishment. Iris is a real gem. We felt at home and had a great stay. Stairs are a bit narrow leading to rooms. This is the only thing I can think of. Everything else is fine.

Iris gave us a very warm and friendly welcome to Dalescroft, and provided us with some good advice on how to get to the city and where to eat in York. The room was lovely and clean with plenty of tea/coffee and buscuits available. Breakfast was lovely on both mornings too and kept us going till lunchtime. Would definately reccommend to anyone wanting a lovely, quiet place to stay that's near both the train station and the city centre.

Very warm and friendly welcome and full breakfast. Easy walking distance into York. The room had most things that you would need, hairdryer, tea making facility, toiletries. We found the little bathroom a bit cold with very little space to put anything! Also there was not a mirror to use when using the hairdryer.

It was a really nice place. Lovely room, space enough, so clean. I loved it! The breakfast so good and big! The personal so kind and helpful. Lovely neighborhood and nice house too. We really enjoyed the stayed there, I recommed this place and I will get back one day there. Many thanks for the excellent services 15 walking from downtown, no public transport close to the house.

Hi, had great weekend in york guest house was excellent with a large room and a very good large breakfast, only ten minute walk into all the attractions york has to offer which is plentiful. Iris and Dennis were great hosts and very helpful and we are already looking forward to visiting York again.

The room was clean and the bed was very comfortable and the breakfasts were excellent. The owners were very helpful and made you feel welcome in their home. The neighbourhood was quiet and you were no more than 15 minutes walk from York city centre.

Good locaton as we in between the town centre and the racecource as we went to the race meeting. Guest house was clean and good breakfast stayed 1 night. Hotel owner was to regimental regarding time.I.E arrival time and to the minute for breakfast.

The way the landlady treated us was excellent because she explained everything to us in a friendly way, and was charming and welcoming and she gave us some good advice about sightseeing and transport. The stairs of the house are quite narrow so if you have large bags, it's quite an effort.

It was a budget bnb so I got what I expected,iris was charming the breakfast was good There was a lot of dust in the room on the fittings and it could do with a good paint job and modernise the bathroom
