The location of the Guest House was very good - approx 10 min walk to the City centre. Car parking permits were also supplied which was great as we left cars untouched all weekend. The Landlady was very good and told us great places to eat and drink close to the accommodation. And finally breakfast was excellent. We had a good laugh with the landlady. Great time

Very warm and friendly welcome and full breakfast. Easy walking distance into York. The room had most things that you would need, hairdryer, tea making facility, toiletries. We found the little bathroom a bit cold with very little space to put anything! Also there was not a mirror to use when using the hairdryer.

It was a really nice place. Lovely room, space enough, so clean. I loved it! The breakfast so good and big! The personal so kind and helpful. Lovely neighborhood and nice house too. We really enjoyed the stayed there, I recommed this place and I will get back one day there. Many thanks for the excellent services 15 walking from downtown, no public transport close to the house.

Hi, had great weekend in york guest house was excellent with a large room and a very good large breakfast, only ten minute walk into all the attractions york has to offer which is plentiful. Iris and Dennis were great hosts and very helpful and we are already looking forward to visiting York again.

The room was clean and the bed was very comfortable and the breakfasts were excellent. The owners were very helpful and made you feel welcome in their home. The neighbourhood was quiet and you were no more than 15 minutes walk from York city centre.

Good locaton as we in between the town centre and the racecource as we went to the race meeting. Guest house was clean and good breakfast stayed 1 night. Hotel owner was to regimental regarding time.I.E arrival time and to the minute for breakfast.

The way the landlady treated us was excellent because she explained everything to us in a friendly way, and was charming and welcoming and she gave us some good advice about sightseeing and transport. The stairs of the house are quite narrow so if you have large bags, it's quite an effort.

It was a budget bnb so I got what I expected,iris was charming the breakfast was good There was a lot of dust in the room on the fittings and it could do with a good paint job and modernise the bathroom

We were made very welcome and any questions were answered with lots of local information. Given that the few days were booked with my 75 yr old Mum I felt we were too far out of town and there is only one local bus every half hour.

Superior double room, Hospitality and advice - excellent. Iris the owner recommended the Masons Arms Pub for meals - probably the 'best' pub meals we have had and great value for money. Only one minor point - noisy toilet flushes from second floor rooms !

We were a party of 4 and needed at least a double room and a twin. This was an excellent value for money guesthouse. The beds were extremely comfortable and the breakfast was as filling as promised in other reviews. Iris and Dennis are excellent hosts who are happy to engage in a chat or help with information about York.
