This family-run guest house is a 10-minute walk from West Hampstead Rail Station, with good access to the M1 motorway. Free evening and weekend street parking is available. Wonderful breakfast friendly staff a bit small but clean and confortable rooms far from city noise transport connections 24 hours open door Hair dry cable must be 50 cm longer.

Whilst the room was clean, the size of the room was disappointing, The bathroom was so small that you could sit on the toilet and wash in the sink also the shower one could just about move in it as a matter of fact I had to shower at a friends house, outside the window on the balcony there were a lot of cigarette ends which I pointed out to the reception but it remained there and was still ther on my checking out

Clean room, great location, very good breakfast. Bathroom was really very small, a person a little bigger than I am would hardly fit in the shower. I arrived alone with my 3 yr old son, one suitcase/backpack on my shoulder, stroller, another suitcase and a small backpack for the child and no one helped me carry anything inside and up the stairs (my room was at the 2nd floor with no elevator, of course).

Location, 5 minutes walk from plenty of restaurants, bars, shopping and cinema complex. Very good rate for location. Would definitely recommend. Excellent breakfast! Thin walls, noisy snoring guest next door. Parking only available from 6.30pm to 8.30am.

I was impressed by the friendliness of the staff and delighted to be welcomed with a complimentary glass of chilled orange juice on a warm day. I had a lovely little single room with a balcony (Room 3) and I really enjoyed being able to sit by the open door of the balcony and enjoy a cool breeze and some birdsong. The wi-fi worked well and was free, which pleased me.Lots of travellers have commented on the tiny bathrooms and yes, the bathroom is really more of a 'bath cubicle'. How they managed to get a toilet, a shower and a washbasin into a space 3' x 3' 10" (yes, I happened to have a tape measure with me!) is pretty amazing. But hey, it's better than having to walk down the corridor. And the price for a single is great. It's a five minute walk to the Tube and from there you can be in the West End in just a few minutes. I liked the fact that there is a choice of three full breakfasts (English, Dutch and Vegetarian). Given that the hotel is on a residential street, there was more traffic noise than I expected. It was nice to have tea and coffee in the room but I would have liked a bigger choice of tea - a few herbal teabags would have been good. I thought a mattress topper might have made a nice companion for the good quality duvet and pillows.But overall I think this hotel is very good value.

Clean, comfortable bed, good breakfast, pleasant staff, 10 minutes from Finchley Road tube and West Hampstead. 40 mins to Euston. Plenty of shops and restaurants within 10 - 15 minutes. Single rooms are small, but adequate size and good value for the price. Bathroom in single room was really tiny (about 1m2) but ok for a short stay. Staff didn't have much information about the locality eg bus timetables, but there were plenty of other brochures.

1. Conveniently located in London (nice area, near tube - zone 2) 2. Proper breakfasts available (cooked) as well as cold 3. Friendly staff Good option for budget travelers who don't care about minor inconveniences (see "didn't like" list). 1. Hot & Cold reversed on sink tap 2. Hot water takes a while to come through due to low water pressure in the area 3. Tiny bathroom in single room Dated but clean decor.

It was very convenient as we were visiting family in West Hampstead The shower room was very small and compact - although it was very clean, but it was bit like showering in a caravan.

The staff is nice and helpful. The area is not touristic and it is very close to the Tube Station. I had a single room and it was really small, the bathroom even smaller.

Friendly service, good location (about ten minutes from the London Underground and 20 minutes to the centre of London), clean and well-maintained. The breakfast (included) was generous, tasted good and was served promptly. Eggs and bacon cooked to order. The room was surprisingly quiet - I didn't hear other guests through the night. The room was ridiculously small: I would guess that it is one of three rooms built into the original first floor room. It was more like a cupboard: the width of a single bed plus about 60cm (2 feet). The "ensuite" bathroom was a smaller plastic cupboard jammed inside the room at the end of the bed. It was too small for me to stand inside to use the basin or the shower (and I'm only 1.6m / 5'4"). I couldn't get any hot-water from the shower or basin. This didn't matter to me because I was staying only one night / 14 hours. I know this is what you have to expect in London for the price but I paid 15% less in Northampton the previous night for a queen-sized room at a chain hotel. Perhaps the family rooms are bigger and better.

Good location-Metropolitan Line and Jubilee Line very close.Very friendly staff, good breakfast , good value for money. stayed at this place before and will come back again! Bath room very small.

Really great, large and clean room with in fact a double and single in it. Very clean and an amazing breakfast. The breakfast was cpoked to order not like the poorer quality buffet style from a much more expensive 4 star with fresh towels everyday. Beds made everyday. The bathroom, en suite, was small and a bit wall to wall plastic. I saw that bathrooms in other rooms were tiny and not really practical. Although it was kept very clean with fresh towels everyday.

A nicely run clean comfortable hotel at a good price in a very good location. Quiet, safe and pleasant with nice walks to Hampstead heath and good facilities locally but with easy access to the City.

The staff is lovely, very kind and helpfull. Breakfast its very complete, there are two kinds of breakfast. There´s a beatiful garden behind the house. There´s a bus station at 100 mts and a metro station at 300 mts. The neighborhood is quite and familiar. I will completely come back and recomend it !!

Good location-quiet place, tube station not too far away. (Jubilee and Metropolitan Line). Breakfast is very good! It was my second stay at the Dawson House Hotel and I will definately come back again! The bathroom is very small. Might be a bit of a problem for tall and big person.
