poor maintenance - dripping tap, broken mirror and electrical socket, not all lights working, peeling wallpaper.
V. quiet - surprisingly so. generous room size
A Rear door from car park to reception/lobby would help to avoid having to carry luggage around the building. Lack of directions/clarity in breakfast arrangements in main building

Old rooms/building, a bit smelly...
The staff on reception really were great and to me this is very important. The male staff member who served me could not have been more helpful or cheerful. He was very professional also - all very important elements to my stay. The room was spacious and clean. Breakfast arrived on time in the morning and the staff member who delivered to my room was very friendly and helpful. Sound proofing through floors and walls was good. The hotel corridors were well lit and fresh. Although this hotel was located right alongside the M3, soundproofing against road noise was fantastic. Credit to the hotel - road noise off the motorway but also traffic passing directly alongside the hotel to exit the motorway services was reduced to fractional - excellent.
The mattress was in my opinion, of average to poorer quality. The sheets on the bed were not of the similar quality you might expect to find in another chain of budget hotels offering the same standard of service - as I have found in my experience staying elsewhere. In my room, there was a hole in the wall where an electric socket had clearly been removed and rather than filling the hole in properly, the hole was filled with tissue paper - this is very shoddy and very disappointing to see. Breakfast was ordered the previous evening but as it arrived, I was advised that the hotel had no croissants and therefore I was presented with a very large tea cake as a replacement, which I chose not to eat - I am afraid it looked very unappetising, to me personally.
curtains hanging off rails/ flying from one end of rail to the other or not drawing at all/ or bits of broken hooks falling off. What a shame it is an annoying fault. The curtains could be easily checked daily and with a little training and spare hooks any faults could be dealt with immediately (it gives the appearance of a cheap b and b)

Location was excellent for us as we were visiting family in the area and also going to London for the day.
Although it was definitely value for money we did think the bathroom etc could do with an update. Bath and sink a little tired.
The room was very clean & comfortable. The bathroom was very clean & very well equipped.
No air conditioning. No point in opening a window because of the traffic noise & all the lorry drivers sounding their air horns as they left from 6am onwards!!

It is a little challenging to find the hotel from the motorway. Better signage could be helpful.
We were greeted by the manager who went out of her way to make us feel welcome and was very helpful in drawing directions for us to navigate our way around the area. She really displayed excellent social skills. Thanks.
It was a shame that the toilet door in our room would not, or should I say could not close fully due to the wooden floor divider being raised at one end stopping closure. This was an embarrassment when using the loo! We should have reported it but as the manager was so good we did not bother!

Room was comfortable and, despite proximity to motorway/car park, suprisingly quiet with curtains tick enough to blot out outside light sources. Impressive car number plate recognition system, assuring I would not be charged for excessive stay in services car park.
I came in from services on other side of motorway & there was no clear signage as to location of In on that side. The bath was so tiny, I had to bathe in 2 stages. Also, while there were plenty of towels, there was no face cloth.

Creaking floorboards from room above which kept me awake until 1pm and early the next day.
Parking services but no better than other chains in the area eg Premier inn.
The price was good!
I understand that when you don't pay a lot you shouldn't expect a lot. That is fair enough! However I will say that when a family of 4 have booked a room I expect a towel each. When we approached reception he just kept repeating "one night one towel" until we eventually walked off!

Not being told that the entrance was on the southbound carriage way only. We used the satnav directions. As disabled people we could not carry our luggage over the bridge. The band? playing loud enough to be heard in our room, very annoying, fortunately it stopped by the time we hit the bed.
