Very clean and friendly.

Superior staff and very friendly altitude, they helped us in any way possible (e.g. offered us breakfast on our very early check in, printed out our e-tickets etc.) And it was clean and WARM inside! Would certainly recommend.

Sound insulation is not a top notch, though it wasn't really a problem.

The Dene Guest House was the perfect choice. Not only I was provided with a clean, spacious and beautifully designed en-suite bedroom with great views but I had as well the valuable help of Ilio and Hamish in every possible aspect (from giving advice on how to spend leisure time to pointing me in the right direction whilst I was looking for a job in the city). The owners are extremely friendly yet never intrusive or insistent. I am already planning to go back soon!

There is nothing I actually disliked from this venue, apart maybe from the 15 min walk from Princess St. But that is not necessarily an inconvenience: the 18th century 'New Town' buildings and the cosy shops in the way make the stroll a veritable pleasure.

Decor lovely, spacious, great hairdryer, sheets so soft and fresh, cosy, well equipped. Staff were great.

This house is exquisite and classic. although we didn't live in en suite, the facility is good. The host lady is kind and helpful and offered good breakfast. The value of hotel is beyond its price.

If you walk from train station to this hotel, It's a little bit far especially with bulky luggage.

Good value for money, wonderful, helpful and friendly staff, very clean, welcoming and cosy, I felt like at home. And 10-15 min walk from the city centre. Highly recommended.

I really loved the atmosphere at Dene Guest House. It was friendly, homely and relaxed. The room shared a toilet & shower and both were very clean. Great breakfast too !

Hospitality call prior to stay was a nice touch; warm welcome from owner and staff very attentive. Had small single room - bit of a climb but comfortable and well-equipped.

Shower was a trickle and impossible to get temperature right. Occasional digital break-up on TV.

Perfect location, close to centre of town. Received a very warm welcome, lovely people running the bed and breakfast in a relaxed, efficient way, they couldn`t have been more helpful. My room was clean, comfortable and had all I needed, the house itself is a beautiful old Edinburgh town house. Fantastic breakfast and I look forward to staying again for my next great night out in the big Toun!

The guest house itself was lovely - clean, well-kept, very comfortable. The common space was perfect for relaxing after a long day in the city. The owners were warm and welcoming and really made the stay a highlight of our entire trip to Scotland. Definitely recommend!

It is a great guest house. The staff is great, everything is clean and tidy, it is a 15min walk to the Princes St, good breakfast.

The only thing I would say is that there is wifi only in the living room, and not in the rest of the building.

I am quite exigent, but...the room was great, and the shared bathroom has very good conditions! The better part was the staff! They made me feel at home, they were always available to give the best advice's and always concerned about your well-being. They were helpful in everything, from my late check-in to my early check-out :) I will recommend this Guest House to my friends!

Excellent atmosphere, comfortable common room, very friendly hosts and staff. All I have to say that I never had such a friendly expirience in any hotel I stayed for a long time. Hosts were very welcoming, warm and friendly. The decoration is a comfortable mixture of Scottish and meditteranian decor. On new year we didnt go to the Hogmanay festival cause we didnt get the tickets, and had no restaurant reservations for the night, so the hosts invited us to dine with them and their friends and celebrate the new year. All I can say is that we had a wonderful experience and we almost didnt mind the bad Scottish winter climate.

The manager was very helpful in assisting us with information of the city and booking our day tour outside of Edinburgh. Excellent service.
