Wifi as I couldn't find it till the last day but there's so much more to do than worry about that.

The location - it was just next to the centre of Windermere.
The house is very outdated and the family room is very uncomfortable, with difficult stairs to get up, sloping ceilings, a tiny toilet, and a small window which meant it was very stuffy and dark. The owner was friendly in the beginning but suddenly became very rude - when we rang the doorbell (because our family was in the bedroom and we didn't have the keys), he said he wasn't there to provide a 'waiter service' and when we only asked where we should put our luggage he said it wasn't 'his job' to help with the luggage even though thats not what we meant. He did apologise to us afterwards but I really think the current state of the guest house and the overall approach needs a complete overhaul. I have travelled extensively and have never experienced anything like this to this extent. I really hope some changes are made so that other guests do not experience what we did.

Host was friendly and the room (top floor family room) was large and comfortable. The breakfast was a good size and tasty. Quite a safe area so you can leave the car a distance from the guesthouse and feel peace of mind. Great location for the village with a long walk down the hill/short drive to the lake.
The bathroom didn't have any shelves to place products on which was a little annoying. The breakfast time slot was quite a lot earlier than I am used to in B&Bs. Parking nearby can be a problem but you may get lucky. Wifi signal at the top of the house was not great and only worked if you sit in one corner.

Poor wi- fi service
We stayed at bedroom 5 ( right at the top floor with one double and 2 single). The wifi was very weak close to unconnectable. The staff/owners were friendly and helpful providing us with suggested walking routes and local shops. The bedroom was a standard en-suite. Breakfast was full English. Located 10 minute from windermere train station it's a very convenient accommodation.

Central location with easy access. Possibility of on the road parking around the B&B. Very friendly owners that support with recommendations for day trips, restaurants, etc.
The bathroom is not suitable for anyone taller than 1.80m. At latest 7.30am you were woken up each morning by the intense smell of fat and bacon (as the door to the kitchen was not closed during preparation downstairs). There was no healthy alternative to cooked breakfast.

the owner was very friendly and welcoming, the food very good and house very comfortable. we suggested they get a visitors book, the owner said he rarely read reviews on booking.com but we said he should! he would receive many positive comments from guests like us!!!!!!!!!!!!!!!!!!!

Difficult to get there,prices in cafes/resturants quite expensive.
