The excellent location and facilities and the hotel was within walking distance of Keswick. The restaurant food was of a very high standard and the staff where really helpful.
My wife was so looking forward to a cocktail from the bar menu when we arrived for our break to be told "We dont do cocktails" so please change menu to avoid dissapointment.

Two small matters,shaving socket would not clamp plug,so no power! CD player lid faulty? No music!
Excellent location, very relaxing. Lots of good walks without being too taxing! Nice village pub at the Farmers. We stayed in the Whilatter apartment. Nice spacious apartment. Very quiet and peaceful.
Although the the apartment was clean and tidy with everything we needed, maybe the cleaners could be a bit more thorough. Cobwebs and assorted captured flies etc. above kitchen cupboards and ceiling cornices were overlooked, and behind radiators was dust and fluff. But not enough to put us off coming back........

The single beds were very uncomfortable. The shower was temperamental, the water was either boiling hot or freezing cold.

Very tired. Needs a lot of work. Toilet wouldn't flush. Maintenance fixed it but still wouldn't flush. Shower handle to turn shower on came off in our hand. Living room carpet had not been vacuumed. Disappointed could not use facilities at oxleys as child was under 16.

Accommodation was spacious and clean and in a lovely location.
Really stuffy. Dodgy bathroom plumbing. Noisy doors (slamming & squeaky).
The facility was a bit different for us, From the outside, we deemed it the "Munster House," but that just added adventure. The suite had two bedrooms, a kitchen and a sitting/tv room, all fairly large and comfortable. It was quiet and great for sleeping.
It was a bit out of the way, and the stairs are a pain.
Lovely clean comfortable apartment it was cold on the first night but the heating was more than adequate. Parking was very good, and it was good to have the hotel over the road for a drink and a meal.
The internet did not work in the apartments although it was implied that it did in the advertisements. The beds were very hard and we were unable to sleep. The apartments needed a some TLC - fridge door broken, lights not working, curtain broken etc. The gentleman we saw on arrival was far from helpful or welcoming. The lady on reception when we left on the other hand was very good.
Outward appearance of the apartments and surrounding town was very pleasant and was within walking distance of Keswick. The spa facilities which were included were very good although they are at a hotel approximately 15 minutes away by car.
The apartment decor was dated and there was a smell of damp upon arrival which improved after airing the apartment for an hour or so.

Useless shower (dribble) which we reported and hope was attended to. Step down immediately on entering appartment which we were not warned about and is dangerous without a warning.

A big expensive for the value, apartments need a little tlc.
I was expecting a large single room apartment, but was pleasantly surprised to have a whole house/apartment with kitchen and living room. This made the stay much more pleasant as we had a young child.
The extra childs bed provided was too uncomfortable to use and was better placing the mattress on the floor with an extra duvet for cushioning.
Excellent facilities, lovely gardens, pheasant in the garden, range of facilities, lovely tourist attractions close by.

Beautiful place and with surprisingly good facilities. We were very happy here and would definitely return.
We ate a meal at the hotel and the vegetables were non-existent and over cooked although fish cakes were very tasty. A very nice young man served us, unfortunately his grasp of English was very poor.
The location was great for us, very convenient and we liked the fact that we could park in our own space. The house was clean but very basic.
The place felt very unloved! There were about six dead light bulbs, dead batteries in remotes and it felt like no-one on staff had ever considered what it would be like to actually stay there. The layout of rooms was quirky (to put it mildly!) and would be awful for a family with small children. The kitchen is only very basically equipped, so even a basic egg and bacon breakfast was a challenge. But for us, it did what we paid for, a quick stopover in a busy week. Its cheaper than a b&b and you get a fridge, kettle and DVD player. With a little consideration these appartments could be lovely. Not sure we would go back despite the convenience of location and the price.

Lakeside Location, proximity to marinas for boating, wind-surfing etc, close to Derwentwater, Grasmere, Buttermere, Ullswater, and many of the best mountains for walking/climbing such as Skidaw, Helvellyn, Catbells. breakfast in the restaurant was available and excellent. the hotel reception staff were friendly, and extremely helpful
