Clean, comfortable, excellent facilities, very helpful staff, and excellent value for money. Also close to the centre of Rugby and all its amenities.

We missed breakfast due to a heavy night but it was no problem to the owners who did us a very nice breakfast without any fuss. Many Thanks.

The breakfast was great.

The rooms were a bit tired and the bed was uncomfortable. Only one thin pillow per side.

No provision for food in the evening - even though the website says bar snacks they were not available.

Late breakfast times at weekend - 8.30 - 9.30 Powdered milk supplied in room with tea making facilities - yuk! No shower gels etc. provided, but perhaps this is normal for a b & b? Very hard bed and no reading light in room No choice offered for cooked breakfast, just standard fried breakfast served in addition to cereals and juice No written information in room or that I could see in Reception on use of telephone, breakfast times, bar opening times, any other services on offer, etc..

The owner was very friendly and welcoming. The food was good. The shower room was very clean.

Although our room was clean it smelt damp and the bedding on the beds were damp. There was no heating on in the room to air it out either. And you could see where they had tried to cover up the damp on the wall. They need to sort the damp out properly.

Dodgy wallpaper and paint, although we got the impression they were working through the buildings to redecorate.

As a guesthouse go this is a good one. What else is there to say expect that the owner Peter was very friendly and offered excellent service. I would stay again.

This hotel is excellent value for money. Our room was small but clean and the bathroom was of a very good standard. The purpose of our stay was to vsit Rugby as we lived there some years ago. Anyone viiting Rugby would find the central location useful. There is also ample car parking .

Slight drawback in that our room was accessed by going across an external passage for about 5m. but not really a hardship.

The location of the hotel was excellent.

Lounge area unsuitable. Bar area not welcoming. Door lock didn't work.

The owner was very kind. Room was clean. Good location.

Very dated. In need of serious refurbishment. We had some ants on the table in the room. For the breakfast we ordered scrambled eggs on toast thinking we can't go wrong with that. We did. Not edible.

We were made to feel very welcome by the Hotelier and everything was explained fully to us. The room was clean & tidy and suited us for an over night stay. Excellent shower facilities. No noise from the busy road outside.

1.The hot water for the shower ran out very quickly 2. Having been kept awake by a "honeymooning"couple until 3am we felt that some sound proofing in the walls wouldn't go amiss.
