The location to the town center was brilliant. Very convenient.
The place could have done with a good clean and made slightly more modern. It was all a little dated.

centrally located - 5 minute walk into Bath
Perfect location for Baths city centre and within 5 minutes of all attractions. The staff/owner was very friendly and welcoming. For £7:50 you could park your car at the rear of the guest house for 24hours. This was perfect for us as car parking in bath is extorsionate ! Room 1 was a good location as it has a patio door that opens out into the guest house private garden, ideal if you are a smoker.
The room smelt damp the carpet was dusty in places. The general decor wasn't up to scratch. The breakfast room wasn't clean. The tables were cluttered. It didn't seem to be freshly laid as the table we where on was sticky to the touch. Not good basic cleanliness. My partner found a human hair in her breakfast and one of the butter packs had gone off .

the establishment vey clearly had not had a decent clean for a long time: e.g. in the corner of the dining room , where the juice and liquids were set out, there was a long trail of dust and cobwebs that scaled the wall up to 2/3rds of the height of the room. When we arrived , there was no welcome -- just a label posted to the keypad on the front door with a telephone number to call to get an entry code;a heavy layer of dust on the bowl on the entrance hall, and at 3pm there were still breakfast dishes to be cleared; heavy dust on the sides of the stair carpet and the pedestal on the turn; grey curtains and curtain liners in the room, the quilt had simply been turned over so underside was uppermost, looked dinghy, the coverlet likewise and it felt grubby,bedroom door had to be kept locked with key as would not close otherwise; sheets were clea, and towels clean. breakfast was greasy, partly burned, and not much of it. One choice of juice(orange) and left out uncovered. The radio- on the floor - had obvious layer of dust on it. I could go on... and I had to pay for this , even though we left early-- would have not stayed at all but the rest of Bath was booked out. Was like something from the Fifties !!
Location is perfect. Room much bigger than expected. All neat and functional. Price amazing for location. Very practical arrangements for everything.

Decor needed updating,but homely.
Location is great, near centre, just few steps from local restaurants and bars. The place is quite cosy and has traditional atmosphere. John, the owner, is great at accomodating travellers, very warm and ready to help. I especially appreciate that he allowed us to check in earlier than expected. Breakfast were home-made and just great.
Shower had two taps which were connected by loose-fitting hose so water temperature changed when you moved with shower.

Place was filthy. Grotty filthy. Lamp not clean, mould everywhere in bathroom, curtain needed washed. Shower ridiculously noisy. Would never go again.

Location - close to big carpark (Charlotte Street) and city centre.
Full length French windows, but only half-length curtains - made it feel a bit public, especially as it was ground floor. Mattress was not very comfortable.
No coffee or tea, only had milk and sugar in room.

The room was very dirty; dusty floors, dirty toilet and shower, stained bedspread. An extra 10mins spent cleaning the room would have made a huge difference!
The B&B owner was very nice.
The room was dirty, the bathroom was moldy and covered in hair (brown so not mine) and the level of cleaning involved some toilet duck in the loo. The bed had clean sheets but a horrible duvet over the top that was brown from use. The bed was tiny and uncomfortable. The carpet was thin and worn. For the price I expect a higher level of standard, it was just one step up from a backpackers hostel!
Pleasant in all aspects. John the innkeeper was so kind and warm. The facility is charming and a very good value. The breakfast was fantastic! This is somewhere I'd definitely stay again.
The walls are thin and so conversations in the corridor and television in other rooms are quite audible. Some bathroom fixtures were a bit creaky, but that's a quibble.
it was all we needed for what we wanted bed and breakfast was no won there they left a message and keys to our room did not see them till next morning till breakfast time the breakfast was very good it was so close for what we wanted good for what we paid

Food was good and a good choice of breakfast cereals. Owner was friendly and attentive.
The whole place was filthy - the breakfast crockery hadn't been cleaned (ring marks on saucer), bedroom furniture was dusty, the door knob on the bedroom door was hanging off, the bed was full of bedbugs (so scratching all night!!) Was nowhere near worth the price of £98 for two nights. Would not even house my worst enemy's dog or cat there!!!
friendly staff, good location, relative value for money, nice breakfast
no one there to check in at 14.30pm - considering check-in is 2-7pm, this was surprising. Our key was left on the door, with a highly visible note stating which room we were in - ANYONE could have taken it prior to our arrival! Room was very humid throughout the day (towels wouldn't dry off, clothes felt moist) and particularly cold at night, so we had to ask for extra blankets.
