On the banks of the Avon River, Old Mill Hotel & Lodge has lovely gardens and stunning views of the countryside surrounding Bath. It is on a site that housed a flour mill until 1907.

The B&B emanated an air of comfort and homeliness.It was a fairly small establishment but the room was spacious and well-equipped. The home-cooked breakfast was excellent and the choice was better than average. We liked the array of photographs of the owners' son - on and off horseback! It was good value for money and far better than its current rating.
The ensuite facilities were adequate but were slightly old-fashioned with a bath but no shower.
The owner is really nice and friendly. It's a warm place where you feel at home. Our bedroom (number 5) was enormous. No dust or noise to bother us. 15 min walk from train or bus station and really close to the Crescent, Circus, Queens Square.

Location, the couple running it are super nice, big bedroom. Really nice bead and breakfast if you're visiting Bath!
Water mixer in the bathroom consisted of a jet of hot water and a jet of cold water, so no shower. I kind of had fun mixing water and taking an old school bucket bath :)
Close to the city centre
If the owner would have cleaned look like the owners do not live there ? not very good at ALL ! will not stay there again
Great cooked breakfast, comfortable beds (twin room), good TV, quiet surroundings and within the B&B, impressively clean, nice tea-making set, sufficiently spacious.
Not quite enough heating, would have been nice to have had blankets, uneven floorboards, shower was a bit on the weak side, door handle very close to coming off.
The breakfast was decent enough and there was plenty of hot water, shame the shower head was so scaled up,it couldn't come out of the holes, instead it was forced out of the seal so not able to use it.
The dirt, broken windows, taped up with a filthy black window sill disguised by cutting the strings so the blind couldn't be raised, the thick layer of dirt on the curtain the black gunk at the bottom of the shower screen and around the taps and toilet. The bath mat had never been changed between guests. The attitude of the owner and his wife who could do with some customer service training and the being asked to pay more than the advertised cost when booking it. By his own admission, another guest also had the same problem but instead of looking into it got very nasty and insulted me and my friends with some very upsetting uncalled for personal comments.
Adequate and friendly, room clean and tidy, though all in need of some TLC. Very handy to the City centre.
I was happy because it was close to the centre so we didn't use transport at all, just walked the whole weekend. The couple who run the place are very nice and friendly and helpful. Breakfast was good and felt cosy.
We were in room 5, top room with a bathroom enclosed. There is no shower head so you can't wash your hair, it's a bath. The tap has separate hot and cold outlets so you can't wash easily unless you have a full on bath each time. Needed a little cleaning upstairs too.
The host is very friendly and gentle. The decoration of room is excellent. The breakfast is delicious. The host provides early breakfast for us as we booked a tour and need to check out early. Definitely recommend it!
The location is a little far from the train station. But it is located near a big supermarket.
Out of season perhaps helped, but everything was how it should have been for the budget price. Lovely breakfast

The manager was really friendly, happy to help and suggest things to do. The breakfast was really good as well. The location was excellent with only a 5 min walk into town. It is good being able to park your car at the B&B as well. Overall the stay was really nice and very pleasant.
Only one thing, and as someone who works in hospitality I noticed straight away. The room could just have done with 10 minutes more cleaning, just to make it slightly cleaner. The shower drain was also clogged up which was slightly annoying. However those things aside it was a really nice place and I would come back here.

The chap who cooked a clean and welcome tasty breakfast, assisted by what I assumed to be his son (taking orders), was helpful and endearing. For him the place needs to be better since he is a couple of grades higher than the standard if the rooms.
My partner said she could barely sleep for fear of the creatures within the mattress. I personally saw no evidence of such uninvited companions but would certainly agree that if ever there was a room ready for them this was it. Strip the rooms back, paint and clean them, sort those small jobs out like fixing the door handles etc and clear the clutter. Then the Dorset Villas can stand tall.
Very dusty an not clean
Very convenient for visiting Bath city centre. 10-25 minutes walk to the centre of the city from where most attractions can be visited on foot.
Only 2 parking spaces, else only public (paid) parking is available.
Good breakfast. Location close to cente.
Rooms cramped. Whole place needs a thorough clean and facelift. Proprietor congenial but seemd vague a times.
If you are on budget this bnb is in a great location. Hot breakfast was a nice surprise. Hosts were very accommodating. Excellent location. Overall very good experience.

the gentleman running the establishment was very pleasant.he appeared to do the cooking and admin.
the bedroom was full of cobwebs,the windows had mould around them,?due to a lack of heating/ventilation,and the ensuite shower/toilet was very smelly. the breakfast was ok but over cooked.
Location was excellent and easy access to the city centre and there was good parking facilities nearby. The bed was extremely comfortable, breakfast reasonable and overall very good value for money.
The shower did not work, was either red hot or cold. Despite good, easy parking nearby, expect to pay £8.50 per day, but this is expected and worth it for the city centre location.
