Hospitality and comfort
Excellent breakfast. The room was packed with every possible facility except wifi (available in residents lounge). The bathroom was huge, though not en suite.
My own fault, but pay attention to directions given on this site. Do not rely on your Sat Nav finding the post code. It is set well back from Saville Road.

We were glad we were given a separate table at breakfast - the other guests all shared one large table.
Breakfast choices - wonderful and extra guest well provided for. Help with city centre parking was excellent. Beautiful surroundings.

lovely comfy bed, very clean room, and a good location.
There was no bath, despite me filtering this as a room facility and it specifying it had a bath. I could not sleep as there was a loud extractor fan next door.
Great breakfast, and enjoyed sharing a large table. Very convenient if you are meeting up with a sibling at Wills.

The people running Downs Edge were so kind and helpful and made our stay a lovely experience. Both Alan and Phillipa were very gracious hosts and made us feel very welcome and relaxed during our short visit and we would very much recommend staying here. Thank You both.

Great location and a superb breakfast.
Loved everything about Downs Edge. The only issue for me would be arriving in the dark as I do not drive - I would recommend that a solo traveler, particularly female, should come by taxi. The location was beautiful - trees wonderful - but for security reasons, walking in the night not to be recommended.
The hotel was set back from the main roads, so it was quiet at night. The breakfast was great and I liked the fact all guests sit around the same table - it encourages you to be sociable!
The mattress in my room was very old and offered no support. There was carpet in the ensuite!
The breakfast was quite good, and substantial. The sitting room was a nice area for guests.
Very difficult to find in the dark. I arrived quite late - 10.15 pm and not only had the central heating been turned off but there were open windows so the room was very cold. The bathroom needed serious updating and had a wall tile missing. The carpet was badly stained and needed vacuuming. The room was dusty in places and there were cobwebs on the ceiling. At the end of my stay I wasn't asked if everything had been alright. It's a shame because this B&B could be stunning.
Location, welcome, lovely breakfast, charming hosts.
Loved the personal touches e.g. The owner booked a taxi into the city on our behalf. Also lovely chocolate cake was included in the late night tea/coffee tray. Breakfast was individually cooked with home made preserves.

What a fantastic way to spend a holiday. Phillipa and Alan were exceedingly gracious hosts, funny, helpful and engaging. If you don't know the area, finding it is a nightmare, make sure you have good directions or a gps. Breakfasts are fresh, hot and made to order whenever you want, they are also beyond delicious. Definitely worth the stay.
The facility is wonderful, but at some point it will need to jump forward to at least some aspects of the 21st century, not enough to ruin the charm, but enough to modernize.

I was made to feel very welcome and 'at home' in this beautiful home and surroundings. Excellent breakfast.
Show cubicle in bedroom not ideal but it's a compromise when bringing period accommodation up to date in terms of facilities.

Beautiful house, lovely location right on the Downs. Breakfast menu is extensive and food presented most professionally. Host & hostess were most helpful. Great to be able to park on site.
Wifi is available but no space or light to work in the room. Bed was far too soft for me! And although a lovely location for a relaxing break, not that good for needing to access the city centre to get to work on time.
