Poor food, very dingy and depressing room and inconvenient central housing unit in room (studio). Initial room allocation was not what we expected or requested.

had to run cold tap for a long time before you got cold water - something not quite right with plumbing. When ordering a beer we were asked whether we wanted to upgrade which we thought was entirely pretentious having chosen from the drinks menu in the first place

We have stayed at the hotel many times in the past but will not be staying again because of the new very poor parking arrangements. In the past if you couldn't park in the small hotel car park your car was valet parked. This facility has now been withdrawn and you have to park in a National Car park some distance from the hotel at increased cost!
First time ever to be upgraded. Excellent room. Staff extremely helpful nothing was too much trouble.

Our room was a bit on the small side, it didn't help with the very poor lighting. I couldn't see to dry my hair, as there was no light above the mirror.

No space to park our car, you had to pay per night . The stairs and passageway to our room was a little tired looking .
Good location in the town. Good choice of meals – well presented and served. The bathroom was spacious and the room well-appointed although electrical sockets were not always best placed (for example there was no socket that allowed the hair dryer to be used in conjunction with the mirror).
In an old building such as this the rooms need soundproofing. The outside street is not busy but with a window direct to the street all street-noise is disturbing. Any movement on upper floors is amplified by creaking floorboards and entrance hall doors and stairs are noisy. Parking at the hotel is extremely limited and is not free for guests.
First stop on our tour of Dorset, Devon & Cornwall. Was going to stay at Sandbanks. Glad we didn't. Great location Great room, very comfortable Fantastic shower OMG. Pity we didn't partake of the restaurant and wine room. Look fantastic.
Stairs are very narrow to the room One of the packet English Breakfast tea's smelt like sardines. Change the brand.
The style, quality and location of the hotel. The wine list was extensive.
Car parking is a problem. We booked the most expensive room and I drive a very expensive car, yet had to park it off-site in a municipal multi-story car park as the on site facility was full. On site parking should be part of the De Luxe package. The food in the restaurant was distinctly average and both fish dishes ordered were over-cooked, compounded with the hotel not actually having any fish knives to eat it with. If we visit again, we will either eat out or choose a meat dish.
Food was excellent.
Room was excellent but could be improved with drawers, perhaps in bedside cabinets.

lack of parking facilities and hard to locate
The quiet location yet very close to the quayside, the ambience, the dining facilities, the food, the room, the TV and a multitude of channels including Sky Sports and the staff. The hotel building has a lot of character. Although initially I thought I'd have trouble finding our way back to our room (it was a bit of a warren!) it turned out to be very easy. Older or unfit visitors may find ground floor rooms an advantage as there were a lot of stairs!
Vehicular access for unloading was a little difficult, on site parking was very limited and access very difficult for larger cars. Lack of wi-fi in the room was a nuisance. Parking at the local multi-storey was close by but if you only intend to leave your car overnight and take it out during the day you may be better paying the overnight charge at the car park (£1.60) and a few daytime hours rather than having the hotel validate your ticket for £10 a night.
