Comfortable rooms in large house. Our room overlooked the promenade and water which was nice. Small balcony worked well. Breakfast was wonderful and staff personable and friendly. Would stay again. Nice break out of Liverpool. no issues.

The Family Room had a mini kitchen and a large bathroom with both bath and shower. As one of the children was not well during the weekend this all proved useful. The views were fabulous and the location was so close to many amenities. The weather that weekend was not great BUT there was space enough to be able to spend time in the room.

Every thing, from the very warm welcome, to accommodating us for an early breakfast on our last morning. We have no hesitation in recommending this guest house. Parking is an issue, on very warm days, I would think it would be very difficult to park outside the house. It must be said, that there is free parking within walking distance.

Location. Generous size of bedroom.. Owners had accommodated my need for a ground floor bedroom because of mobility problems.Friendly. Access to good bus services. Unable to get into the too high bath. Not compatible with a room designated for a guest with mobility problems. No safety grab rails over the bath. Room left unserviced for one day.

Booked a double room (single occupancy)when arrived was put in a single room,had a word with owner and was then offered the room which was orig booked.decided to stay in single room as worked out cheaper,when booked room there was not an option to book a single room???????

Everything from friendly welcome through to breakfast the next day. Lovely views from our room, great to have fridge in the room. Perfect for a base when having a night out in New Brighton. Made 60th birthday special - thank you.

Staff were accommodating, location to shore and amenities very close, very comfortable bed. I didn't know they didn't accept cards for payment and had to find a cashpoint and take out money that I will be charged heavily for....

Good location, easy acces to Liverpool. Lovely and relaxed atmosphere, unlike many guesthouses. Very nice breakfast. Our double room was very nice, though slightly spoilt by the additional children's bunk beds which took up a lot of space unnecessarily (it wasn't advertised as a 'family room').

With two young children we had the room on the 3rd floor which was perfect as we had a nice sea view. There was plenty of room to spead out which was extremly comfortable and easily accompanied the 4 of us. In the morning we were treated to a great english breakfast

This was my second visit to the hotel and the staff are always very welcoming. The rooms are always clean and very spacious. On this occasion we had room 101 and I would recommend this to anyone! Small kitchen, bathroom and large room, il definately be going again.

the location,it was very clean,comfortable and friendly.Breakfast was lovely and delivered very quickly.Ideal for leaving the car outside and getting the bus into Liverpool,the bus stop was just over the road so was very convenient.The room was modern and clean.

I liked the position of the guest house because I was able to walk down the promenade taking in the views making my way down to the Ferry Port at Seacombe.then taking the ferry into Liverpool and making my way to Anfield to watch Liverpool play the team I Love but it was a draw but a fantastic afternoon. I had a very enjoyable stay and had a great weekend.
