The whole presentation of the hotel is first rate.The staff are very welcoming and nothing is too much trouble. The menu for dinner was good and breakfast excellent.
The staff are so friendly and helpful, especially the clerk who checked us in! She went above and beyond to welcome us and help us to our room. We were upgraded to a Deluxe room and found it to be roomy and comfortable. The bus to the city is right outside the door, so we parked our car during our stay.

They put me in a room like a maid room behind the general toilet door on the ground floor and next to their staff room. The doors were often opened and closed so it was annoying so much. Very uncomfortable stay. I cannot believe it was marked as four star.
We loved this stylish boutique hotel located close to the Royal Mile. We had a delicious dinner in the restaurant, as well as sumptuous breakfasts. Our room was spacious and elegant, a free upgrade to a deluxe king room. The staff was friendly and helpful, repeatedly calling a restaurant for us to get a reservation. Overall, an outstanding experience!
The staff were friendly and obliging, the food was very good, the amenities thoughtful, and the location very convenient.
I thought the staff were a bit rushed as they seemed to have to man the restaurant as well as reception. This led to some confusion when bills had to be split.
Location was ideal and the food was excellent quality. Helpful and friendly staff. This was a bit of luxury without the sometimes intimidating treatment you get with top end hotels. Would stay again!
The hotel was amazing. The staff couldn't do enough for you. It was immaculate and the city centre us less than a 10 minute walk away.
No fridge in the room which I thought was a bit strange in a suite.
I liked the size of the hotel , the quality of the food ( the best cooked breakfast I've had in a hotel) , I liked the Molton Brown toiletries and the tea cakes. I liked the quality of the furniture and the furnishings.
I liked my room in the town house but didn't like the lounge area, although well decorated and comfortable it lacked a bit of armosphere

This place has quite a lot of character and we really like the room decor. It was also very clean. The location was quite handy, not too far of a walk to the nearest train station, the bus stop is right in front of the door and it was easy to reach from the airport. The staff was very friendly and provided us with maps and info about the city. We didn't have breakfast there so can't comment on it.

We needed an hotel with car parking available as we were travelling from Cheshire to attend our niece's wedding. The Dunstane fitted the bill perfectly. The car park was a little tight even for my Ford Focus but the hotel was lovely, the bed was very comfortable, the room was huge, thebathroon was also large with underfloor heating & a heated towel rail and the staff were impressive. Everybody was so nice and nothing was too much trouble. The first night we ate our evening meal in the restaurant and it was superb! Breakfast too was great, with full Scottish breakast available (just pick what you want - if you don't want it all) as well as continental buffet and other options like Porridge, Scrambled eggs on toast with smoked salmon, kippers everything. Would I recommend this hotel to others, certainly and for Edinburgh it was very reasonable price.
The only negative comment we have is that the hotel were aware that we were leaving for the wedding at 2.45 (they booked the taxi for us) but at 1.30 pm our room had still not been made up. This meant that we were unable to get changed when we wanted to and we ended up not being able to shower as there would have been insufficent time. I realise that the chambermaids probably work to a set pattern but sometimes a little alteration to the routine would make for a better experience for the guests.
Received unasked for upgraded room which was such a great surprise. Room and bath clean, new and great décor. Staff friendly, helpful and food was delicious. Within walking distance of Edinburgh but quicker to take a cab and rates are extremely well priced.
The only negative were the pillows, would have loved down versus hard polyester foam.
The mattress, the bath, the reading lights, towels, cleanliness. The conservatory, the dining room in the main hotel. Food. Location, local transportation, taxis and help from desk staff.
Pillows too hard, thin esp. for reading in bed. Our room #211 in the annex across the street was extremely small for two thin people. Only one luggage rack - and no floor space for a second one. Had to put tea tray on lower shelf of desk and put suitcase on top. No drawers for unpacked clothes. Too tight to move around while dressing. Noisey neighbors at 2 a.m.
Helpful staff offering to do whatever was needed. Informative concerning getting around Edinburgh. Breakfast & dinners were very good taste & quality and variety.

Bed Quiet Spaciousness of room Amenities Breakfast
We stayed in the town house, across the way from the main hotel, in Room 202. Parking area outside the house is a little tight with narrow bays, for today’s cars but there is another car park behind the main building, across the road. The room was a deluxe double with high ceilings, large comfortable bed and seating area in the bay window. The TV was not well positioned for viewing from the bed and appeared not to be adjustable. Nice large en-suite with integrated shower in the bath. Breakfasts were good but the evening menu was a little limited for choice but quality was excellent. The fish chowder was particularly good. Considering the difficulty in parking in Edinburgh, the hotel is ideally suited to get in and out of the city by bus. The “to city” bus stop right outside and the “from city” about 80m down the road. Various bus numbers stop so the service is very frequent and takes about 15 minutes to M&S on Princess St. Coming back, just ring the bell as soon as the Dunstane is spotted. Just down the road, in the direction away from the city, there is access, via some long steps, to a walk along the Leith, well worth taking, into Edinburgh. The staff are very friendly and are happy to print off vouchers purchased for Edinburgh attractions via the reliable and speedy in house free wifi facility. In summary, a well located, good value and comfortable base. Would we stay there again – emphatically “yes”.
