Good service and excellent food. The hotel was welcoming and cosy. Room was dark and had no minibar, although otherwise it was comfortable enough. Do not book a single room unless you are a rich small child.

Classic, elegant hotel relatively near the castle and Princess St. 100 bus drops off right in from of hotel which was very convenient coming from the airport. Hotel staff was very helpful. Breakfast was fantastic. Room was a bit small but very nice. A little far from nightlife at opposite end of Royal Mile.

The staff at the hotel are very friendly and helpful, i particularly liked being shown to my room it was a nice touch. I alos like the rooms they are nicely decorated, very comfortable bed and pillows (you'd be surprisedhow impiortnat this is) very clean rooms I love the Molton Brown toiletries, the tea and coffee making facilities, and the fact that you have everythign you need, and I feel that if you didn't have everything you needed i'm sure the hotel would provide extras like toothpaste etc. The Shower is great again something that is importnat when staying away on business and looking for those homely features. If I had to be pickiy i'd say the location, although great for me for my business trip as I was only needing to walk 10 minutes to get to my location, but if I was to stay on a weekend for a leisure trip it might be a bit further out of the city centre than i'd like, but there seems to be plenty of busses that go past and the tain station is only 5 minutes walk away. I guess this is also what makes it good value for money.

The staff very friendly and helpful. The hotel was spotless and full of character. Excellent position in the city - a 20 minute walk to the centre or a 5 minute bus ride from outside. Definitely stay again.

The decor was beautiful, and the staff were most friendly. Just one bottle of complimentary water was provided in a double room, the restaurant menu was quiet pricy.

It was the reopening the day we booked in at The Dunstane House having been closed for refurbishment so I was a little apprehensive as to if it was totally finished . Upon checking in everything from then on was 100%. Nothing was too much trouble for the staff, the rooms were immaculate in decor and cleanliness. Breakfast was excellant a varied choice of juices, cerials, jams also an extensive choice of cooked options. We had an evening meal on the second night which was as good as any top restaurant. All in all a fantastic stay and we will definately be back.

What a beautiful hotel! I booked a single room which was (as expected) very small, but it was so charming, and comfortable I couldn't have been happier. The staff of the Dunstane House are so friendly & knowledgeable about things to do in town & provide honest opinions rather than just sending you to the biggest tourist attractions in town. Overall one of the most welcoming & beautiful guest houses I've ever stayed at, I will stay with them again.

For the price we couldn't complain! The staff were always very accommodating and always willing to help us, even giving us extra hot chocolate sachets when we asked for more. The room was always clean and we even got clean towels when we didn't require them - always a plus! Yeah our room was small (as some reviews I have read were upset about) but it was cosy and extremely comfy and clean! We would certainly stay again! A problem for my partner but not myself was the free wifi at the hotel, the signal kept dropping out and he struggled to get signal but this may because of the fact we were on the top floor so may not have good signal - but it didn't spoil our stay. Also at breakfast on the second day, by the time we had gone down they had ran out of sausages (whether this was because we went down late or they didn't get a delivery) but we expected extra bacon or something to compensate the loss, but we didn't - a slight disappointing.

It was really easy to get into town as the bus stop was just outside the hotel. Also the free parking was a bonus. We only booked a standard room which was at the top of the holel and was quite cramped. But apart from the size the standard of the room was execellent. You could upgrade to a better room if you wished.
