We stayed in the town house, across the way from the main hotel, in Room 202. Parking area outside the house is a little tight with narrow bays, for today’s cars but there is another car park behind the main building, across the road. The room was a deluxe double with high ceilings, large comfortable bed and seating area in the bay window. The TV was not well positioned for viewing from the bed and appeared not to be adjustable. Nice large en-suite with integrated shower in the bath. Breakfasts were good but the evening menu was a little limited for choice but quality was excellent. The fish chowder was particularly good. Considering the difficulty in parking in Edinburgh, the hotel is ideally suited to get in and out of the city by bus. The “to city” bus stop right outside and the “from city” about 80m down the road. Various bus numbers stop so the service is very frequent and takes about 15 minutes to M&S on Princess St. Coming back, just ring the bell as soon as the Dunstane is spotted. Just down the road, in the direction away from the city, there is access, via some long steps, to a walk along the Leith, well worth taking, into Edinburgh. The staff are very friendly and are happy to print off vouchers purchased for Edinburgh attractions via the reliable and speedy in house free wifi facility. In summary, a well located, good value and comfortable base. Would we stay there again – emphatically “yes”.

very close to city center of Edingburgh. charming, warm hotel boutique hotel breakfast excellent

rooms are quite small, bathrooms even smaller and hotel is not cheap. you need to know this is a city hotel, so besides a nice bar, there are no other accomodations

I stayed at The Dunstane twice, once in the main hotel and once in Dunstane City across the street. I especially loved Dunstane City - a contemporary renovation of a lovely old residence. All meals were served in the beautiful main hotel. The staff there was exceptionally friendly and helpful.

The hotel is very nice indeed. The staff are exceptional and the food we had, breakfast was very good Easily able to walk to town.

We were in a room in the building across the road so we had to cross a busy road to get to the main hotel for breakfast. It was expensive when we stayed but it was August and the fringe.

service and reception were excellent went out of thee way to assist. Restaurant was excellent for breakfast and dinner

Some noise from security door from late arrivals and early leavers, but only a nuisance, otherwise nothing to dislike.

The staff were all friendly and helpful. We had our room upgraded at no extra cost, we would definitely stay in one of the suites next time.

I'm sad to say that with the room being close to the front door I could hear everyone coming in and out and the heavy doors beingslammed shut, which disrupted my sleep.

The hotel is comfortable and well-run with good staff. Breakfast is good with plenty of choice and cooked breakfast prepared to order.

Having to cross the busy main road which divides the hotel from the townhouse in which we stayed.

Friendly, helpful staff, very clean and comfortable, quiet, lots of hot water and nice bathroom, enjoyed getting chocolates with tea and coffee-making facilities.

I would have preferred a room with a view to the street rather than staying in the undercroft, but we were out and about sightseeing until late both nights anyway.

Quality entrance, restaurant and bar area... very attractive first impressions.

Sub-par room, just past the public toilets, far below the pictures portrayed online. Bedding, carpets, furniture and bathroom all seemed tired, dingy and overall the room was cramped.

Lovely bathroom, modern clean and very comfortable facilities.

Would have liked a view (we were in the undercroft) but were out all day until late so it didn't really matter.

location good, walking distance from city centre and attraction. Great breakfast. Staff very helpful and friendly.

having to cross the road to have breakfast. although the website said there were two hotels did not realise that one was almost an annex of the main hotel. Thought it was a little expensive.

Fairly well appointed Very helpful staff when they realized I was unhappy

Accommodation across the busy road from main hotel. Tiny room (called petite single) when I thought I had booked small double for single use. Room 2,5m x 2,5m with single bed, no bath just shower, no fridge and no safe to the extent that I felt obliged to lock valuables in car when I was out of room as cupboard didn't even close properly with suit hanging in it. Practically no room to put my suitcase. I suspect the rest of the hotel is as described but this space would best be used as a storage or utility space if the hotel is advertised as 4 star

We booked the Dunstane for our last night in Edinburgh before flying back to London and then home. When we arrived we were told that the hotel had rooms free so they gave us an upgrade free of charge. The room we received was enormous and beautiful. After 2 weeks of traveling it was perfect and much-appreciated. The location is great, just a short walk from Haymarket and a quick bus ride to Princes Street and Edinburgh city centre. The hotel is split into two refurbished Victorian-style houses, so there is ample space. We stayed in the main house, which has a bar and restaurant. We had dinner at the restaurant, where we enjoyed a delicious artisanal twist on traditional Scottish cooking. Overall we had a great experience, and I would recommend the Dunstane to anyone visiting Edinburgh.

No lift, though this didn't affect us as we stayed on the ground floor.

good location away from the busy parts with good links to and from the airport and city centre. very helpful staff and clean, comfortable rooms. we had a great stay.

we stayed in the Dunstane city hotel which is across the road from the main hotel, so had to cross a sometime busy road to have breakfast. no real problem with this but I couldn't think of anything else to write.
