Having married at the Dunstane, we returned for our 10 year anniversary. It has been refurbished since then and the ground floor redesigned to squeeze in 3 extra guest rooms, losing the lovely, airy lounge at the front. We love Edinburgh and the hotel is in a nice location, far enough to be out of the hustle and bustle but near enough to walk into the centre. The room was clean and comfortable, and the staff pleasant but we felt as though we were sleeping behind a screen in the lobby.
We were delighted to be informed on arrival that we had been given an upgrade. However, in hindsight we’d have preferred a smaller room with a bit more privacy. Our room (19) was only feet away from the reception desk and right beside the toilets and the stairs. There was a large gap under the door so we could hear everything going on in the lobby and conversations of restaurant goers on their way to the toilet, plus guests going upstairs. We were also very aware that if we could hear them, they could hear us just as well – not ideal when you have left the kids with grandparents and booked a romantic weekend away for your anniversary! Presumably, rooms 20 and 21 on the ground floor suffer a similar problem. It seems that the refurbishment has been made with profit in mind, squeezing in as many extra rooms as possible and barely leaving enough space to queue up at reception, and is to the detriment of the comfort of guests. I made all these points on the comments card but have heard nothing back after 2 weeks. Perhaps they’ve heard it all before? Anyway, we won’t be going back.
This hotel has a lovely feel about it made even more special by the friendly staff and comfortable accommodation. The breakfast had a fantastic choice for everyone.
Staff were excellent, great food and service. Facilities were first class as was the room and shower.
A slight draw back was needing to cross the rather busy road for dinner and breakfast for me as an early riser wasn't early enough.

weekend breakfast was a long wait as not enough staff (though they really worked hard and tried to attend to all the guests). dinner was nice but as creative as described on the website.
Free parking, beautiful hotel and fantastic staff! We where upgraded on arrival to a ground floor room (maybe due to a disability) room was spacious and well equipped. The hotel is a £7 taxi to Edinburgh castle so close enough to the centre but far enough away to keep town centre noise down. Would definitely stay here again.
I liked the trusting nature as we were in the other building across the road. The staff were friendly and helpful. The location for public transport was good.
I didn't like there was no choice between having butter or a low fat spread, having skimmed instead of whole milk.
Beautiful building with loads of character . The food was excellent. I have an arthritic condition and there is no lift in the building however the staff at reception not only got my bags from my car but carried them up to my room without me even having to ask !!. Brilliant location as well.

There was really nothing to dislike about this hotel.
Loved everything!!! Made our visit even more amazing!!!! Been to Edinburgh loads and this boutique hotel is by far one of the best I've stayed in. Had a gorgeous conservatory to sit and chill in looking out onto a gorgeous little garden. Very tranquil and peaceful. Highly recommend. We are definitely heading back in December.
Loved this hotel ! Very clean and felt cosy. Perfect for our weekend getaway. Staff we're extremely polite and helpful, and we were given a free room upgrade ! Would definitely go back.
The only thing that slightly bothered us was that our room was right next to the entrance so we found that at night it could get a little loud with people coming in and chatting .
The building - great mix of the old and the new. The food was excellent, enjoyed every bite of both breakfast and evening meal. The staff were friendly and approachable. Happy to provide us with anything we asked for. Location - a 30 min walk to Edinburgh Zoo or the Haymarket area. On a main bus route, so the Old/New Town were easily accessible. Lovely bar to sit and enjoy an evening tipple. Especially impressed with the range of Whiskies and locally brewed ales.
