We liked it from the minute we walked through the door.The owners were so friendly,helpful and polite.The hotel is nice and clean,everything you need and breakfast and service was second to none.

The people who owned the hotel and the staff who worked there where very friendly and helpful. The breakfast was also good, setting us up for our walk around Hull. Our room was next to the entrance and breakfast room, so it was a little bit loud at times, especially the front door which shuts with a bit of a bang. This was particularly noticeable in the early hours.

First time at this hotel. Found it very welcomiing and pleasant. Breakfast was great. They do poached eggs! Nice quiet residential street and teh free parking permit is excellent. Will go again. 7-8 am may not be everyones perfect breakfast time, but I was wanting to leave at 8 so it was fine. They should consider widening this time for people on holiday etc.

The Hotel was situated in an environmentally friendly part of Sunnybank just off Springbank, Hull. Access to this Hotel from the A63/ M62 was easy and quick. I was greeted by a young person with a warm, friendly personality who explained the Hotel procedures in a relaxed manner. On street parking my car couldn't have been easier as the Hotel provided the free zoned parking permit. Accommodation was very clean and comfortable with everything (apart from not having an en-suite) was perfect. Breakfast time was well suited to my itinery and was sent on my way more than satisfied with a fully cooked to order English breakfast. I have already recommended this small, clean and friendly Hotel to my business associates and will definitely be using it again. Excellent value for money - I wish it all the success it deserves! I can't really say that I disliked anything about this Hotel.Not having an en-suite could be an understandable handicap for some guests, but not for me.

I was very impressed with the friendly nature of our welcome after our difficult drive of 400 miles. The Hotel is extremely comfortable and relaxing. The breakfast was superb and served efficiently and with really nice friendly staff. I also thought that the rooms were quite unique and different from the average b &B. Thank you to all who made our stay something to remember.
