The owners Alison and David are an affable couple who took care of our family right from the time of our arrival (including helping us with parking the car :) ) Their breakfast spread is immense, so full-marks for that. Location, though not sea-facing, is barely a minute's walk to the coast, and 10-15 minutes walk to restaurants / take-aways and the Eastbourne Pier.
Nothing 'unlikeable' about the place.
The family are very friendly and look after their guests very well.
Only downside is although the breakfast is very good and loads of choice....There is nowhere to put your glass, bowl etc when helping yourself to juice or cereals.

Seeing the management smoking with guests at the front of the property wearing kitchen apron. Found this to be off putting. Perhaps a little more attention to detail regards cleanliness around the sink - plug hole needed a toothbrush on it.

Very warm welcome on arrival ,clean,comfortable spacious rooms and very good breakfast served in the morning with lots to choose from ie fruit, cereals,fruit juices,cakes yoghurts, cheeses and on top of all this a cooked English breakfast too!!!!
The staff were incredibly nice and helpful. They made us feel very welcome and almost one of the family from the outset. Breakfast was a fabulous feast, one of the best I have had at any Hotel/B&B. Will definitely stay again.
Very friendly owners who did everything possible to make our stay enjoyable. The full cooked breakfast was excellent. Great value for money in a really good location for the pier, town and the seafront.
The decor is tired and the bathroom could have done with a deep clean. However, I know that the new owners are slowly refurbishing the guest house.

Temp regulation of the shower in "lighthouse" room is not OK, needs fixing. Soundproofing is not great but understandable for old building.

I was yet again delighted by the warm welcome and excellent facilities. We had a fabulous room with accommodation I would associate with a top hotel rather than a guesthouse. The breakfasts are exceptional and the lounge a great place to relax out of your room, watch the tv or read on of the books available.
Nothing, it is a great place to stay and we will go again.
A friendly welcome on arrival, with word of free wifi & a matching & good sized breakfast to look forward to in the morning.
The Lilliputian sized room left walk spaces similar to a 'hoarder's' home, the bathroom was the size on a motorhome, & the free wifi was also minute in bandwidth! But over all that, was the Siberian cold! Compounded by the near-single glazing, with a faulty closure, which meant condensation on the inside of the glass! Woeful quilt on the bed & NO heating on thru the night (at the end of DEC!) & no additional covers supplied! the heating came on for about an hour at dawn, then was off again by the time we checked out at 10:30am! But for us having stayed with family the night before, we would have had NO sleep at all & may have ended up hyperthermic statistics! Our last memories of being as cold were when caught out by weather, while camping! We're both suffering horrendous colds a fortnight after leaving, so a memorable stay indeed!
Wi-Fi. Cleanliness. Comfort. Breakfast quality and choice. Friendliness of owners who went out of their way to ensure that we had everything we needed.
Size of en-suite, which was very small and not very private as it only had a flimsy sliding and unlockable door. To be fair though, the new owners had only recently taken over and have lots of plans to improve on what's there.
We just stayed a night, but it was simply wonderful. When we arrived we received such a warm welcome. The room we got was quiet, clean and spacious. And the breakfast set us up for the day. We'll definitely stay here again if we come back to Eastbourne.

Alison , the new owner was very helpful and admitted they had some work to do to modernise the place a bit. Very well priced with breakfast thrown in too !!
Top of the list should be the wi-fi, it was hopeless and these days its a necessity, go for it Alison. Apart from that it was a very pleasant stay.
The room was a good size for a single.lovely tv and nicely furnished.The staff were nice and Kevin and Jane his wife were great although they were relief managers as I understand the hotel was being sold and new owners about to take over.
The bed which was worn out. the mattress was very noisy due to creaking springs which dug into me.when I mentioned this they put a mattress topper on which slightly improved things but not a lot.
Dining room was good so was breakfast.
romm was not up to a very high standard very little hot water,you got some after a long wait,room was very dated looked grubby.
