This hotel is in an excellent location in Edinburgh close to shopping,restaurants,public transport and touristic sites. The staff are friendly and pretty knowledgable about almost everything that tourists usually ask about.The rooms are pretty basic but comfortable. The showers are amazing! The breakfast served in the morning is very substantial and a really nice way to start the day. I have stayed at this hotel several times and would definitely reccomend it to others. This time I had a really nice room but there are rooms that are somewhat inferior especially the ones in the basement. I found them to be noisier,colder(I came once in the winter) and claustrophobic especially when you look out the window.

Good location Excellent and friendly attentive staff Comfy beds and well equipped room Excellent shower area...good water temperature and flow and oh so sparkly clean Clever use of space with door that isolated toilet area if wished Free wifi and two terminals for use in foyer if no laptop with you Dining area for breakfast was a little cramped

A good size room, really clean and comfortable. The location of the hotel was very central with easy walking access to all the main areas of the City and close to bus routes. If staying in the Summer the room would be very warm as it doesn't have air conditioning, just a fan.

The hotel is a modern one but, being housed in an old building, has more character than other Holiday Inns. The bar was a pleasant place to relax after the end of a day's sightseeing in the city - most places were within walking distance. The self-service breakfast was better than expected, and free newspapers were readily available. On arriving in Picardy Place, the hotel was at first difficult to spot as the only indication is a relatively small name sign by the entrance (a local authority planning requirement, maybe?)

I Found the staff very helpfull the room clean and the breakfast was great...i would stay here again if I was ever in need of acc in Edinburgh.It was close to all emenities,but far enough from the noise of hogmanay.

We were going to see we will rock you at the theartre and some shopping so the location was ideal. Surroundings were nice and clean as well. There wasnt enough parking spaces in the hotel. We parked outside in the carpark bay where you can only stay for 4 hrs, we were 20 minutes late to buy the ticket for the next 4 hrs and received a £30 parking fine. Residents should be given a notice for there car so that the traffic wardens know that they are hotel residents and that they are waiting for a space to become available within the hotel.

Nice hotel, very close to Princess street. Night bus stops are near and in opposite to other tourists comments the breakfast area now have two stories and is quite big.

- Nice room - very good location - The hotel has a very small parking (about 10 cars) and when its full you need to park at the other side of the street in a public parking which will cost you 22 pound a night. - the breakfast is served until 9.30, but when you come at 8.45 or later most of the scales with warm food (sausages, eggs etc) are empty.... - the staff is not very friendly

Excellent location for the Playhouse and bars. Welcome on arrival was poor from Reception staff. Very abrupt and no friendliness or politeness during check in. I requested a double bedroom and upon check in was told there was none available. As we were staying two nights I asked if there was an opportunity to change to a double for the second night I was told no we are full and the phone went dead.

Central and easy to get to. Breakfast really busy - dining area not big enough for the number eating at holiday times. Parking extremely limited. Both these are understandable under the cercumstances.

Clean and comfortable room. Early self-service breakfast. Individual at check-in efficient but unsmiling. Therefore, almost certainly unfairly, created a bad impression (i.e., not interested in customers).

The hotel staff is not so cooperative as it seems. They welcome you with a "mechanic" smile and typical instructions and then if you ask for some supplement information they seem unwilling to help you. Additionally, the double room in the hotel doesn't have air circulation system. There is a tiny air system in the bathroom but it cannot ventilate the whole room.The window is hermetically closed (actually it is blocked) so after a couple of hours you are feeling really uncomfortable inside the room.

The room was comfortable and clean with shower room facilities. The room was too hot. The only way to cool it down adequately was to open the secondary double glazing, after which the noise from the road outside was disturbing. Breakfast was a bit of a cattle market, very crowded and rushed. The 'hot' food wasn't. The drinks machine wasn't working properly and the wait for plates was quite long. Not a good experience.
