Staff, rooms, breakfast
Only the Creaking floors, but really not that bad
The location with it's proximity to Edinburgh Waverly Station, shopping streets and all sights was perfect. The hotel was clean and comfortable with breakfast and WiFi included at a very reasonable price. We would definitely stay there again.

Liked it was near every thing .Had to ask for more tea bags and milk and sugar but the duty manager gave me it no problems .
Breakfast room was far to warm and tables and chairs were so close .Could have done with bigger plates to put breakfast on .Was very busy at the time we went down just after 9 .Also our room windows were all wet could not see out of them .Pillows i like a flat pillow .Beds could do with a mattress topper .But was good cheap night .Had to ask for more Tea and milk and sugar .

This is an excellent location and, given how central it is, a quiet one. Room was a good size, comfy bed & great shower.
Paid for B&B and could only have the first because there was no space in the main room or overspill room. Not convinced there is enough capacity if hotel is full. Staff just shrugged shoulders when we asked them for assistance.
I lovely well kept property very close to shops bars and Christmas markets.
If I had to be picky, the mattress was a little uncomfortable. Some of the springs felt like they were about to pop through.
Location, walking distance from all main central areas and close to tram back to airport. Comfortable room, great shower. Good breakfast. Other than minor grip about location of room cannot fault it.
Asked for room other than on ground floor and was given room on ground floor.

We had a very enjoyable stay in this hotel. The staff were very friendly and helpful, no matter how many times i requested information. Although it is located in the city centre, I requested rooms in the back and it was very quiet.
Although the breakfast was substantial, I would have liked to have tea pots so that you did not have to keep going up to refill your cup.

The breakfast room was crowded and the hot stuff was luke warm but hey, this isn't the Ritz.

Couldnt ask for a better situation. Bar is cozy and comfortable.
Car parking could be further reduced. Its hardly worth waiting in a queue to get just over a pound off. Breakfast selection very poor. Never been anywhere before that doesnt have bacon!

Location, Location, Location
Only had double beds. No bacon with cooked breakfast!!! Room location poor - right next to reception and bar toilet.
Very friendly, clean hotel nice and central for shopping and excellent for the playhouse, would recommend .
First visit and break in years!!! and would certainly be back again in hopefully not as many years.

Really busy at breakfast had to share table with a couple. It was way too crowded not pleasant dining at all.The cleaner waking me at 7.55 knocking & coming in when I was fast asleep. The lack of shower screen causing a flood in the shower room.
