Every thing really, not wanting for nothing
I slept well.
Being asked for payment as soon as we arrived. On leaving was charged £280 for a £230 2 night booking and then had to go and log into my email and prove it as if I'd made a mistake. Found this uncomfortable and unprofessional that the owner had no clue what was being charged for the room. Felt it was an overpriced bnb given the cheap quality of the food served at breakfast. Was very disappointed at the microwaved scrambled eggs, cheap brioche buns and tattie scones out of a packet (i.e. potato cakes). Could have stayed in a decent hotel for the same money and not had the embarrassment of being over-charged on departure,
Proprietor was very helpful and always there for you. Lovely comfortable rooms. Fridge in room to keep drinks chilled. Nice selection for breakfast.
Not very clean. Bins hadn't been emptied from previous guests (used prophylactic in the bin). Towels were taken away and not replaced despite being hung up for reuse. Dirty shoe prints in the shower. I was woken up by staff in a brash manner for breakfast. I was rushed out of the place at check out. Reminded in a very rude manner that it was "time to go soon!" whilst I was packing and it was still 20mins before check out.

Friendly staff, allowed us upon request to check in later. Quiet, warm room, not too far from the center, nice breakfast, plenty of coffee/tea facilities in the room, internet connection was good. Good price considering Edinburgh market.
Under the bed cover there were strands of hair/dust, the sheet had many holes and the towels had stains from previous use
A warm welcome from Mirella and the crew. A superb breakfast with plenty of choice and refills of toast, tea etc. Good set up for the day. Rooms were clean, contemporary and comfortable. Towels were excellent - a good indicator of quality in my experience. All in all, I wholeheartedly recommend this guest house. I don't need to book anywhere else when I next return, this was perfect! Location was good, although a 20 minute walk up to Waverley Station and Princes Road for the main drag but plenty of places to eat on the main road on the way up to there.
We were on the ground floor next to the front door so we could hear people coming and going at night and traffic noise until about 1am. Whilst this didn't unduly disturb us on the Friday, it did a little on the Saturday - this was the slightest of negatives in what is a superb B & B.

Once during my stay I told them I won't have breakfast for a certain day due to an early tour. They surprised me by leaving a light breakfast in my fridge the night before. Now that is top service! I also like the very clean and bright bathroom. The little things in your room definitely added that extra TLC from the staff and that other hotels wouldn't give: chocolates, daily bottled water restock, sanitary pads, etc.
Shower wasn't strong. It took a long time for me to wash my hair. Bed covers looked dirty. I could see some hair strands (that were from previous guests probably).

Spotless, Modern, well equipped , good shower, fantastic breakfast, great value.
I like Leith Walk and enjoyed strolling up to the city but it is uphill albeit gradual and some less fit might struggle a little.
Room perfect, food excellent, and everything thought of in the room. Was pleasantly surprised and very happy with my stay. Would recommend.

A tad noisy in the front bedroom being straight onto McDonald Road but wouldn't put us off staying again.
Rooms were warm and spacious, with plenty of storage. Extra blankets and hot water bottles and plenty of tea/coffee and chocolate eclairs provided! Staff were friendly and accommodating and, should we have found anything wrong, I'm sure they would have gone out of their way to rectify it. A real 'home from home' place.

Lovely warm welcome, nothing was any trouble. Comfy clean beds, great shower and bathroom. Nice welcoming chocolates! All you could eat for breakfast. About a 20 minute walk into the centre of town. Great little cafes on the route. Would definitely stay again.
I had the best time at this B&B. It was warm and welcoming, the room had everything you could think of, the host Mirella was absolutely lovely, the location was really convenient. The breakfast options were superb and my packed breakfast kept me fed all day long. Thanks to Mirella for this great experience. She was always there and made sure that I was doing ok. I will surely come back.
