A tad noisy in the front bedroom being straight onto McDonald Road but wouldn't put us off staying again.
Rooms were warm and spacious, with plenty of storage. Extra blankets and hot water bottles and plenty of tea/coffee and chocolate eclairs provided! Staff were friendly and accommodating and, should we have found anything wrong, I'm sure they would have gone out of their way to rectify it. A real 'home from home' place.

Lovely warm welcome, nothing was any trouble. Comfy clean beds, great shower and bathroom. Nice welcoming chocolates! All you could eat for breakfast. About a 20 minute walk into the centre of town. Great little cafes on the route. Would definitely stay again.
I had the best time at this B&B. It was warm and welcoming, the room had everything you could think of, the host Mirella was absolutely lovely, the location was really convenient. The breakfast options were superb and my packed breakfast kept me fed all day long. Thanks to Mirella for this great experience. She was always there and made sure that I was doing ok. I will surely come back.
Cleanliness, freindly service, good quiet location. Only 20 mins to royal mile.
MY daughter and I went up for the Fringe and had a great time. The location is about 15 mins walk away from where we needed to be which was fine and we got a taxi home at night that was only around £6 so good. The breakfasts are very good indeed and kept us going with all the walking we did. Very friendly and kind. Would stay here again.

This B&B is just 15 minutes walk from Waverley Train Station. Restaurants and Cafés close by. Mirella is a good host. A good hearty Scottish breakfast. Plenty of toiletries in the bathroom. Room , breakfast room and surrounding areas clean and well maintained.
Mould in the bathroom, unnecessary as it is very easily cleaned off. Charged £72.00 yet a sign in the hallway says a room is £65.00.
Good location on main axis to the town center (by bus or on foot). Our room was comfortable and with garden view.
The breakfast room isn't very welcoming as it has no windows. The 2 door keys system (plus the room's one) is a little tiresome if one has to come and go often.
The room was next to the front door and we were wakened by the coming and going from around 7am which was noisy due to the owner's insistence on the inner door being kept locked at all times.

Checkout on booking.com said 10.30am and the information pack in the room said 10.30am. Yet we were told during breakfast it was suddenly 10am. So we felt pressurised to try and leave sooner. The power went off on the TV to encourage this, we had a knock on the door to ask if nearly ready. Sarcasm as we left informing us they only had half an hour before the next guests were booking in. For the price I paid, I do NOT expect to be treated this way. I felt really angry and insulted.
Very welcoming and helpful staff. Very nice room; excellent breakfast with a variety of choices. Great value for money and well situated. I would highly recommend this guest house.

Great base, clean and comfy room, with wi fi and lots of toiletries, hospitality tray etc, 5 mins walk to the Playhouse and 10 mins uphill walk into town, plenty of shops, restaurants and bars along the way. Mirella was very attentive and a lovely hostess
Small room and a little noisy due to to traffic noise, but for a short break it's a great little b&b, Mirella found me some ear plugs.
