Shower and Tea/coffee facilities ok. Car parking on street outside the hotel.
Family room booked. On arrival given an attic room very small. Double and single beds against wall with just eneough room to get out at one side of bed. Velux window over bed, room stuffy. Had no wardrobe just one hook to hang clothes

The room was clean, bathroom modern.
It was a bit far to the center of town. There is a bus a short walk away but we walked (uphill) to center of the city. Beds were actually too firm, resulting in a sore back. Also to reach our room, we had to go up a staircase across a hall, then back down a staircase because this is actually 2 buildings connected on the second floor. Very inconvenient.

Gina the receptionist was excellent and very helpful with advice about the city. Basic amenities but enough if you only want a clean place to sleep and shower. Courteous staff.
Room #27 was small and in the basement. Noise from neighbours filters through. In this day and age, surprisingly no free Wi-Fi.

That it wasnt to far out of the city centre
The bed was so uncomfortable and noisy. Every time me or my husband turned over we were woken up ,needs a complete new bed.
The location is good, close to prince street.
There is no wifi in the basement room. And the staff told me it's not a five star hotel, why did you expect there is wifi. The staff is not friendly at all. And the bathroom is dirty.
A hotel employee looking like a eat breakfast !!! The second bed was horrible that when I got up I had back pain !!!

Size of room, window over bed, up 2 flights stairs no lift.
Service there is no changing rooms for customers who arrived early before the check in time. I travelled from London and reached hotel morning 8 my checking was 2pm and if was told to change my clothes in public toilet which was very frustrated. Thank you
fairly convenient location from the centre of the city - about 20 mins walk.
Price of room was not comparable with the level of comfort, room was ok but very basic, not particularly clean, bathroom light did not work, but still cost 167 GBP per night....without breakfast. We were in a 3-bed room under the roof with only a sky-light, no way to even see out to the street and no way to keep the window open when it rained...so it was very hot inside.
On the bus route to the city
Room very small with no where to put anything. Although on a side street it was very busy.
No fuss at check in / out. Spotless, modern shower room. Not bad for the price. Decent location for Leith side of town.
Dingy, subterranean room, stuffy, tiny window. Walls and furnishings somewhat worn and dirty. Sheet somewhat stained. Lacking certain touches such as lampshades.
The family bathroom was very small. Could barely fit in it.
Lovely breakfast. Staff were welcoming and helpful. Bus stop at front door with regular service to main city area. There is a beautiful garden area at the rear of the Hotel for relaxing.

The location. It was close to centre,plus many eataries very close. Bus stop very handy. The bedding was clean
Room was too small. Bed was hard. No tv remote. Externel toiletn shower was down a flite of stairs. The window was tiny. We left it open very noisy with passing traffic. The windsill was ver grubby. Will not be back.
We booked a family room with 1 extra bed but it turned out to be a tiny room beneath the roof with less than 12sqm. Smell like smoking room. This kind of hotel should be rated only 2 stars.
