The room is small and unclean. There is no wifi. Totally different from the picture. The staff is not friendly at all. Please do not go there
That it wasnt to far out of the city centre
The bed was so uncomfortable and noisy. Every time me or my husband turned over we were woken up ,needs a complete new bed.
The location is good, close to prince street.
There is no wifi in the basement room. And the staff told me it's not a five star hotel, why did you expect there is wifi. The staff is not friendly at all. And the bathroom is dirty.
A hotel employee looking like a eat breakfast !!! The second bed was horrible that when I got up I had back pain !!!

Size of room, window over bed, up 2 flights stairs no lift.
Service there is no changing rooms for customers who arrived early before the check in time. I travelled from London and reached hotel morning 8 my checking was 2pm and if was told to change my clothes in public toilet which was very frustrated. Thank you
On the bus route to the city
Room very small with no where to put anything. Although on a side street it was very busy.
No fuss at check in / out. Spotless, modern shower room. Not bad for the price. Decent location for Leith side of town.
Dingy, subterranean room, stuffy, tiny window. Walls and furnishings somewhat worn and dirty. Sheet somewhat stained. Lacking certain touches such as lampshades.
The family bathroom was very small. Could barely fit in it.
Lovely breakfast. Staff were welcoming and helpful. Bus stop at front door with regular service to main city area. There is a beautiful garden area at the rear of the Hotel for relaxing.

Very old and not well maintained.
We booked a family room with 1 extra bed but it turned out to be a tiny room beneath the roof with less than 12sqm. Smell like smoking room. This kind of hotel should be rated only 2 stars.
The price was outrageous. Very run down, rooms too close together, poor welcome from staff who didn't appear to be geared up to dealing with new guests arriving in the morning. If this sold itself as a hostel it would be more appropriate.
It was easy to go downtown by bus.
No private parking, the wi-fi was extra but was really really slow, and the toilet/shower was small. The price is like a 3 stars in continental Europe, but the quality is only 2 stars for real.

The family room is quite big and the wash room is comfortable. It is quiet at night as it is located in the residential area.
The location is far from attractions and the main road. The bedroom was a bit dusty and A dead cockroach was found.
The fact that they did not manage one troublesome client very well - meaning he kicked and screamed at the front door in the middle of the night for a long period of time.
Very good location .just 30 min to the city centre.Room was little bit small but very cosy with very comfy bed.
Breakfast is quite poor,only cold meat and cheese and didn't cost money I've been paid for it.

The location is good. Not far from city centre. Staff were all very nice and helpful when needed.
The room we were in was away upstairs, round tight corridors and through several doors, the corridors were very dark and uninviting. Had more of a hostel feel than a B&B! The beds weren't very comfortable at all. The breakfast was cheap (shops own brand food) so a bit disappointed as that cost £5 per head. We decided not to bother after first morning and bought our own breakfast in.
Internet never worked despite paying for it. Asked numerous times, issue was not resolved and reimbursement never offered.
