No cooked breakfast. Also there was eight of us and the manager the reception area an the computer were all in the dining area. Took up a lot of the space for diners. Also no covered outside smoking area . We had to smoke in the street

The building inside and out is well presented, the staff were friendly and helpful and a bus that was a 1 minute walk away went into Edinburgh every 10 minutes which was ideal. Also my 2 companions were happy with the rooms they received.
Firstly, upon my booking I was told we would get 3 single rooms all with en suites which was not the case when we were handed our keys on check in day, we had to share a communal bathroom. Secondly, I have to say my room was well below the standard I expected. It was so small I didn't even have a wardrobe, just a tiny rail with 2 hangers that was nailed above the dresser, so I couldn't really use it If I needed to !! Thirdly, my bed was so uncomfortable and way too firm!! And the duvet cover wasn't big enough to fit a single bed. On the whole my experience was pretty poor and I was shocked that the room was the same price as my friends', who got spacious rooms with all the facilities, as well as comfortable beds. Its definitely safe to say I wont be staying here again!
Location was excellent for Leith Links which is where I needed to be. Shared bathroom newly renovated.

A strange place, 'glamour' packages and treatments advertised on board outside but not mentioned on website or when booking online and the house really wasn't particularly glamorous in any way, hard to tell if these treatments were taken up by any clients. Eating breakfast facing the shelves of exposed linen was odd, coffee machine was not working. Slightly odd place and atmosphere.
Great access to buses into Edinburgh. Good free parking near the property. Easy to find from main routes into the city. Friendly, helpful staff. Plenty on information eaglets available.

This place had No staff most of the time. We only ever saw 1 guy mid to late mornings, Who does the rooms. All other contact including check in is on phone. They hadn't heard of our booking.com reservation when we arrived but still gave us a room fortunately. Breakfast is hard to access as it's in a room which doubles as the B&B office which is locked most of the time.
Arrived between 1-30 and 4-30 as per booking, but could not find anybody to to get keys, happened to find an envelope with my name on with keys in and let myself in. Left in morning still not seeing anyone from hotel staff. Hotel / decore / furniture is very tired looking leaving you feeling very unclean.

The lady we presume was the manager/owner was incredibly helpful and very friendly, (as was the painter on our arrival). The building's facelift has helped to provide street appeal and it is obvious that the owners are working hard to provide good service. Overall a good experience.
Wi fi was not working - tech who was there was unsuccessful. Shower had little water running from it in our room.
The room was tiny and very noisy. The bathroom was a joke (room 1a). For the money we paid for a 2 night stay could of allowed us 3 nights in a Premier Inn which in my opinion is a 100 times better. Do not stay here, it will ruin your holiday.
On arrival, the place appeared dark and dingy and I instantly felt ill at ease. There was nobody on reception, just an envelope with my keys. On entering the room, I initially thought it was a cupboard and I'd gone into the wrong room but quickly realised this tiny, very warm space was my room for the night. The roof was low and I felt very hot and claustropbic, I've genuinely never seen such a small room!! There was no wardrobe and the drawers were full of bits of fluff and unusable, despite taking up a large area of much needed space. I was shocked to find a communal bathroom after the picture clearly showed ensuite and I found myself 3rd in line to use the shower in the evening, having to shower after complete strangers. The shower wasn't much better than a trickle and the sign said I couldn't alter the temperature but it was too cold and I couldn't adjust the shower head without the pole coming loose from the wall plus there were remnants of used soap in the tray which was most off putting and left me with nowhere clean to put my own products. Back in the room, the low roof over the bed meant there was actually no way of sitting to do work or watch tv with any kind of back support and I had to spend the evening lying down. The tv remote was very grimy which put me off using the tv for the need of washing my hands every time I changed the channel. One of the reasons I booked this hotel was that there was free wifi throughout the property but I found this impossible to use and in fact eventually it stopped working all together as the room was clearly too far from the router to get any kind of signal which lost me money in work time. The bed was clean but uncomfortable but there was only one flimsy pillow with no protector on it, making me feel somewhat uncomfortable using it. The complimentary tea and coffee included one loose teabag.
Never saw anybody. Tried to ring owners contact number three times but never once answered. Free WiFi - not if your room is on the top floor. I was on the top floor and WiFi just didn't reach! Most disappointing if you want to Skype your kids! Booking said single room, fair enough. Didn't though expect a shoe box sized room, quoted on the invoice as 'compact' a word that didn't appear until after the first night. Hanging space - totally unsuitable if you're in Edinburgh on business for the week. Curtain was more like a net that didn't fill the expanse of the window and let in light from very early morning. Doors and floorboards were the creakiest and noisiest I've heard in some time. Make sure you read the 'Terms and conditions of your booking' of your 'online booking reminder.' Will not be staying here again.

That it was opposite a park and that is was clean and staff friendly and helpful.
That there are 2 No10.s in the street so we had a bit of trouble locating it and that it was pretty small for 2 of us and that we were in what I would call the loft so not very high ceiling where the beds were located and also not good airflow.

In my room water drops from the sealing whole night. Even, it drops on closet, sound is so distracting, that I slept with headphones in my hears, listening music...
The bed was comfortable and the bathroom was clean considering it was shared.
Service from staff was poor. Couldn't ask for anything because she left 2minutes after greeting me. Tea bags were left open in a cup and there wasn't enough milk.
