Clean and comfy in a good location
A bit pricey
The staff were lovely (particularly the male owner who greeted us). Very friendly and helpful, made us feel welcome. Breakfast was lovely too. Would definitely recommend staying here.
Shower wasn't great.
it was next to the main shopping centre
Again next year
Excellent, efficient, attentive and friendly host. Great location. Beside tram stop. Would stay here again. Perfect for a weekend trip. Breakfast was amazing and hostess was very attentive and warm. A genuine lady.
Stayed in Room 12 - it was a small room.
Everything, from hotel, restaurants, theatre and shops were perfect.
Nothing to dislike
Monica was warm and friendly - nothing was to too much effort. An exceptional guest house in an excellent location. We will be back!
liked everything however as a suggestion, perhaps some square sausage for breakfast? X
Everything was very good but as a mature couple the stairs were a no no for us very staff were very helpful and friendly we would return only for the stairs.
As above the stairs.
Very helpful staff and ideal for getting to shops and playhouse on foot.....which made the week end away hassle free
Great location, warm comfortable house excellent breakfast.
Maybe the climb of stairs to reception and room, but kept us fit.
well catered for, central location, value for money, would defiantly stay again without hesitation. would recommend to all,
tv to small in the room
Staff very friendly, Dining Room very homely and breakfast was really nice. Location was brilliant.
Bedroom was very small but seemed clean... Until we noticed that shower head was filthy - a real potential Legionella danger. When we told manageress, we were told that "Room 12 is our worst room"! So why were we put there? There was no discount, nor was it subsequently offered. I think we would like to give it a second chance though - just not in Room 12!
my daughter and her friend and myself could not fault anything about the hotel and would come back staff very helpful and breakfast excellent thanks again will be coming back.
Very comfortable room, would recommend,Central for shops
Breakfast was great. Location perfect for visiting...10 minute walk from Royal Mile & close to train station.
Very friendly and helpful staff, clean and comfortable room. Breakfast good and plentiful.
On the doorstep of a very busy bus terminal which was very noisy.

Location was brilliant - central and close to the tram. Staff were great. Bed very comfortable.
A little noisy but no a real problem.
