They were so obliging. We had to leave early to catch a bus. Breakfast wasn't served until 9.00 a.m. but the manageress insisted on cooking us scrambled eggs and smoked salmon so we wouldn't leave without a good meal. Very nice room well equipped.
Obviously the stairs were a big drawback but once you were in the hotel proper it didn't matter.
Great value for money, very clean and well presented, staff also really nice. Would keep this place in mind for our visit in the near future, also the breakfast is a amazing, good choice of menu.
The staff were brilliant especially 'Murray' and the young lady to hat came on duty after him, sorry didn't catch her name. The breakfast was lovely, plus the buffet breakfast on offer, plenty of tea, coffee, sugar, hot chocolate, biscuits and importantly milk in the room, bed comfy, room clean and well presented, bathroom compact but fully functional and clean. Wifi easy to access, TV great....thoroughly enjoyed our stay and would definitely go back and recommend this lovely we'll run guest house...also good value for money...but don't take my word for it....try it yourself.....
Nothing....the stairs were a bit of a bind at first but you soon got used to them and they were great exercise....however you are warned about them before hand so you can't say fairer than that and I stand by everything I've said!.....
Location, helpful staff, comfortable albeit small bed.
Price (during Festival) and very inflexible breakfast times (from 9 on Sunday) so we missed out as we had to catch a train at 9.30. A lot of stairs to climb.

The room was a bit hot and the bus station was a bit noisey so not great sleep.
Although the hotel is near to a multi storey car park and the main bus station traffic noise wasn't a problem. Our room was very clean and comfortable, breakfast superb . The location is 1 min from York place tram station, and the walk into Princes St. Is less than 5 mins.

Easy to get to from the airport. Very clean and comfortable room with lovely bathroom and tea and coffee making facilities. The breakfast was exceptional. In a relatively quiet location for Edinburgh city centre

New tram line stop 100 metres away so direct access from town centre and airport. Only 15 minutes easy walk from Waverley rail station and Princes Street and 20 minutes from Royal Mile and Castle. Bus station and new shopping centre next door. Main street but quality location. Friendly welcome, excellent breakfast.
No lift, but willing assistance with luggage from the staff.
I loved the Guesthouse being centrally located. The Staff were very helpful (thank you Harry) The rooms were very comfy & had all we needed in them + plenty Tea/coffee etc which was renewed daily. We slept soundly. Breakfast was plentiful fresh & delicious. It made my visit a pleasure.
I found the flights of stairs to much at the age of 73yrs,but an easy climb for someone younger. To be fair The staff were a great help with my luggage both up & down the stairs.
