Good choice for breakfast, served quickly and tasted amazing! Rooms were immaculate and the staff were very polite. Additionally, it is just down the road from the shopping centre and a 2 minute walk to all other shops - very well positioned!

All our stay was perfect. The bedroom was just like the one in the pictures. Very clean and comfy. Great double bed. Perfect with tea/coffee/chocolate facilities in the room. Double glass window. Dark and thick curtain to get the room dark at night. We had view over York Place (and the road works) but it was not a problem as they did not work at night, so it was pleasant to sleep. The road workers arrived around 7.30 in the morning but we were already preparing us for breakfast (monday to friday between 8 and 9). The breakfast room is very cute (true to the pictures), we have tried the full Scotish breakfast and the scrambled eggs with smoked Salmon... Delicious, we recommend it. There were also yoghurts, marmelades, honey, cereals, juice, milk and other options of warm breakfast. We took the airlink buss from the Airport to Waverly bridge (return £6 per person, bought online), it takes 25 minutes. From Waverly station to the hotel it takes around 7-10 minutes. When we arrived they helped us with our luggage (as it was mentioned in the booking, there are some flights of stairs). And we could let our luggage a couple of hours at the guest hourse after checking out. If you are thinking to visit Edinburgh for first time, you won't be dissappointed. But be prepared to go up and down as the city is hilly. Comfortable shoes for walk and high heels only if you are an expert. We can also recommend to visit the Royal yacht Britannia (£12 per person), busses number 11, 22, 35 direction to Ocean Terminal . Day ticket for the buss in Edinburgh costs £ 3.5 (you can buy it at the buss station almost next to the guest house). We enjoyed the Royal yacht very much, well keept and possibility to rest inside the yacht, the café/restaurant is excellent. Great staff. Again we are so happy with our visit to Edinburgh. We'll be back. We do recommend this hotel to others, we felt most welcome. Read all information about the hotel before to make the reservation. Nothing to complain about.

Great place to stay the staff were very polite and helpful. The room was nice and comfortable and the breakfast was outstanding. Location of the guest house was ideal for all sights a 10 min walk from waverley station or 2 minutes from the bus station. N/A

From getting there the staff were brilliant. They were very welcoming and nothing was too much trouble. The rooms were all pristine and looked almost new. The breakfast was delicious - just what we needed after a big night out. We would definitely stay here again if we came back to Edinburgh and will be recommending to others

Harry and the team were fantastic. Very friendly and accommodating. Harry even washed and folded my clothes for me after I couldn't find a laundromat! Brilliant service and much appreciated as a solo traveller. Great breakfast options too!

Very comfortable B&B with great food. Nothing was to much trouble for the owner.Very near the shops and buses and also Princess st was only about a 5 mins walk and Waverley station was less than a ten minute walk away. The steps up to the reception will be hard work for anyone not good on their legs .

The hotel was very clean, friendly and comfortable. The breakfast was excellent. The owners were more than helpful, letting me book in early and leave my bags until nearer the time of the bus for leaving. It was perfectly situated near the shops, cinema, theatre and all tourists facilities. Nothing

Well-run, friendly, good breakfast, nice atmosphere generally and a good position for Princes St, the station and many sights. NOT the guest house's fault but there were very noisy roadworks going on for much of one night - installing the tramway - right below my window. If that was known about I should have been moved. I got very little sleep that night.

The hostess was friendly enough and the location is great for seeing the city. Breakfast was very good and the place is nice and clean. The bed in room 4 was extremely uncomfortable to the point of not being able to sleep all weekend and my back is still bothering me 2 days later. Maybe the beds in another room are better, but I would request to stay away from 4.

My cousin and I were going to the Playhouse it was so near and we came by bus and it was right next to the bus station the room was comfortable and we had a lovely breakfast we will certainly try and book again the next time we are at a show in the playhouse.Thanks Margaret Hardy
