Arrived at 10:00 am to drop our luggage off and were given access to our room despite check- in not supposed to be until 2pm and were invited to have breakfast. Great service!!!!
Location was brilliant - central and close to the tram. Staff were great. Bed very comfortable.

I liked the guest house. The provision of a dressing gown for the separate private shower room would have been the icing on the cake!
Pretty much everything. The friendly welcome, the willingness to help, the fantastic breakfasts... Then there were the attractive and wonderfully equipped bedrooms, complete with hair dryer, well positioned mirrors, and electrical power points just where you need them. What more could you ask?
Only the stairs. But this hotel is worth the climb.

Central location and a short walk from the Playhouse. Very friendly staff. Clean and tidy and excellent breakfast.
Nothing to complain about. Only issue would be for anyone with mobility issues as there are quite a few stairs to the reception area and then up to the rooms.

Location very good, pleasant people, breakfast was great, bed comfy, nice and airy.
Too many steps, told wrong time for breakfast so up an hour to early, position of toilet and sink not good. Very noisy street, would have preferred a back room, was not asked.

Difficult to sleep due to street noise No double glazing in fact a hole in the window frame which has been mentioned in previous reviews, surely it's time to get this sorted! Lots of stairs to top bedroom, however we knew this in advance of stay. Lack of sleep ok for one nights stay, would be a problem if staying longer.
nice room comfy bed,great breakfast ,harry and shirley very friendly nothing was too much trouble.bus station on the doorstep,tour buses around the corner,waverley train station 5 minutes away.i would definitely go back.
nothing to dislike,they have no lift but you know that when you book,i dont see how they can overcome this problem,it certainly did not effect our stay.
Comfortable, warm and very clean, plenty of tea and coffee in our room, we enjoyed the breakfast, Harry and Shirley were very nice and we could walk to all attractions.
The guest house was in a great location for princes street , the royal mile ,castle and most other attractions . The guest house was comfortable and the breakfast was just grand ! The hosts were most welcoming and a good source of information . Would recommend :-)
The location was central to all the shops and places of interest.
There was quite a bit of traffic noise as it is by the bus station.

This guest house is perfectly located for sight seeing. Guildford Arms real ale pub round the corner - good food and drink.
Grade listed building but a pity that double glazing cannot be installed to block out some of the traffic noise at night
very friendly staff. breakfast excellent. accommadation nice and clean. towels changed if needed. tea and coffee facilities in room.
the only thing wrong with this accommadation is the noise from the traffic and passers bye during the night. didnt sleep very well.
