No one to let me in when I arrived. A bit far from the city centre.

Shower upstairs was broken , cups and glasses were not cleaned properly , no soap in the toilet , early check out , cold shower and bedroom
The place was warm in Derby. Owner pleasant. Not far from shops with a vehicle.
No duvet Covers or Pillow case. Was given a Face Towel which was for using as a BATH TOWEL. Showers were Not Working and problems with Water Temperature. I was actually going to be CHARGED for the FREE WiFi usage!! He was sure to get the money of you before surprising you with the poor facilities. No teas or coffee provided. It was not value for money for one person staying. It was more like a HOSTEL than a GUEST HOUSE really. Very Deceiving. Being true to you needs improving. I am a shamed to say, but I am from Derby.

Bed was old and very in comfortable. The was a constant buzzing noise wick kept me awake all night. The shower upstairs didn't work. I got what I paid for cheap but with the cheerful
People having music/tv's loud after 10pm and vocal sex at 12am without any consideration of others. Very tacky and a toilet that was effectively in our room that was communal and only separated from us by a partition wall. People coming in drunk at 3-4 am. Absolutely most definitely disappointed with the stay

Good price, not too far from train station and city center. Could come and go as I pleased, not too many other guests. Kitchen available, fairly big single room. Free wifi.
A bit noisy, only one shower in operation, the place could do with some work. The lights in the room were too dim to read and I was glad I brought my sleeping bag, because it was cold in the room! However, if you just need a place to sleep (I was at a conference and hardly ever in the room) it is good value for money.

The location is good for the centre of Derby. The price is good if you want a cheap no frills guesthouse. There is a kitchen available with tea and coffee, kettle, fridge and microwave provided.
There is no breakfast offered. There are no tea or coffee making facilities in the rooms. There was no sink in the room. The room was not as clean as I would have liked and it smelled as though it had not seen fresh air for some time.

The price was good and, now I know how the system works at this guesthouse, I am likely to go again - but only for somewhere to put my head down for a night or two.
On arrival I was unable to get in. I had to phone the manager on a mobile phone number for instructions on how to get in, where my room was etc. He tried to give me other useful information but I was tired and frustrated after a long trip so couldn't take it in. It would have been nice to be greeted by someone face to face. I could go on but I won't.
Staff very helpful and accommodative
As a solo traveller I've been staying in hostels so it was really nice to have my own room with a TV and some privacy, a decent shower, and a comfy bed.
Lot of traffic noise, TV was tiny, there didn't seem to be a common area so I didn't get to meet any of the other guests.

only one sink between everybody, had to wash hands/teeth/face in kitchen when the toilet with the only sink was occupied. We didn't know there was a kitchen until we arrived.

Low price Bedroom was ok.
Shared Shower room was small and didn't feel very clean. The upstairs shower was out of order for a few days. Wasn't allowed non-sleeping in visitors Receptionist seemed a little abrupt and telephone manner wasn't the best.

It said on website all newly decorated, maybe in the 80s it was newly decorated. I could feel every sping in bed, it was very uncomfortable, worst nights sleep I've ever had.

Not far from town centre. Has it's own parking. 24 hour access. Everything I needed. Would recommend for a budget stay.
