Very clean and comfortable with a warm welcome. A nice pot of coffee delivered to the room to sit on the balcony and take in the late afternoon sun - perfect. A short walk to the town centre pubs and restaurants. What is the not to like, will stay again.

A warm, friendly and most comfortable guest house with extremely helpful proprietors. Some lovely touches - fruit in the room and dressing gowns - which made it feel luxurious.

The owners Tracy and Malcolm were so friendly and nothing was too much trouble for them.On arrival although there was tea/coffee in the room they brought us a tray of freshly made tea and biscuits which we though was a lovely gesture. They brought our luggage up to the room and down again on departure. The whole place was spotlessly clean and there was everything you could want at hand. We rated this B&B as the best one we had ever stayed at. There was not enough parking facilities at the front of the B&B but there was parking in the side roads.

Nothing to criticise at all. We just needed a nice bed & breakfast, but this one was really excellent - all newly equipped with room better than many 4* hotels - friendly, helpful staff - good breakfast, ideal location for station, town centre and front. Highly recommended.

This is a very welcoming, friendly bed and breakfast which is a few minutes walk from the train station. The room was very comfortable, clean, nicely decorated and furnished. The refreshments in the room were very nice as was the breakfast.

This B&B was one of the best accommodations I've ever stayed in Britain! I had a very warm welcome and a relaxed stay. My room was a comfortable, warm and clean double room even with complimentary water and fruit. The breakfast was delicious and hearty with lots of choice. The location so near Bexhill railway station makes this B&B an ideal base for touring East Sussex area by train.

Very friendly owners, very clean, comfortable and modern, the breakfast was amazing, the best I've had for a while (kippers, scrambled egg and bacon). Close to the town, great place to stay. No faults at all.

Friendly, welcoming place. Tracey and Malcolm really looked after us. The breakfast choices would suit the most fussy eaters. The rooms were beautifully appointed with a large, comfortable bed. The bathroom was modern and roomy, with a shower that had loads of room to move. Stairs. Not a grumble, because staff helped us with our luggage, but if you cant do stairs you may have a problem.

Owners were very welcoming; offered us tea upon arrival. Facilities were immaculately clean and well presented. We booked a room that was too small - our mistake. We'll book a larger room next time.
