The manager was helpful, friendly, service good breakfasts The home is old and in great need of renovations. The bathroom was mouldy with lifting tiles. Food scraps left on the rug (pizza box) drew many ants. The mattress was in need of replacement.

Close to train stRion, a short stroll to the seafront, and basic shopping and eating choices close at hand. The b&b is dated, but the owners are friendly and the breakfast more than adequate. At the cheaper end of choices, The Esplanade is adequate value for money.

I think it's a very well run family, orientated business. I felt the price that I paid for the 4 night stay was very good. It is a nice place to stay, very clean and a lot of hard work has been put into making it a very nice place to stay. I have reserved a room ahead of next years Great North Run as I was very comfortable with my stay there. I felt the bed sheet were a bit of the thin side considering it's getting a bit cooler in mid-September and I had trouble getting in and out of my room due to new locks being installed.

Price, included breakfast. Tv didn't work !!! I believe I had read a previous review where this was the case but I had assumed this would be sorted within a short time but no, the tv didn't work. No sound at night, pixelation during the morning. The fire door fell off when I tried to go for a fag on the landing outside my room ! Perhaps it was related to the tv. Which didn't work.

I did not like the fact that the room wash in much need of a maintenance fix. i thoughtful room could had been cleaned and some fixtures were broken such has the towel rail was snapped and almost falling off the wall. The room was a good size but the bin in the toilet was full and had not been emptied prior to our arrival. the toilet only had a small amount of toilet paper and the bathroom was also I'm need of a re decoration.

Very comfortable guest house, owner very friendly. Nice clean room with big en-suite, plenty of room for a family. Very nice breakfast and very easy access for the Metro. Recommend for seaside visit or ease of access to Newcastle, Sunderland and Gateshead.
