The staff were very friendly, the room was certainly adequate although small. But for the price it was excellent. Including the breakfast in the room price however was what made it most attractive to me. The room contains 2 double beds. One is a proper double bed, the second is a fold up sofa bed. This was not at all comfortable so we took the matress off (thin sponge) & put it on the ground and a good nights sleep was had by all! |

The breakfast is fantastic with lots of choice! Have stayed in this hotel before and have always enjoyed it but they were having building works done which was inconvenient. They had put the reception area and breakfast area at the back of the building and it was very small. We should have been informed that building works were going on and I would have made alternate arrangements. |

I liked the size of room, the flexibility of the breakfast arrangements and the location. I did not like the fact that temporary arrangements seemed less than professional with regard to the location of reception. |

The location was very good and the staff were very efficient. The hotel is currently being refurbished, which were were not made aware of prior to arrival, so temporary arrangements for reception, breakfast area, lounge etc were in place. |

Friendly and helpful staff, secure car park for hotel guests (important for cars with foreign plates - we came from Rep. of Ireland). Located in a city centre (10 min walk to the main street and 15 to the market place), affordable price, spacious and clean rooms. Lobby - looked like a diner for kids or a hostel (November 2009), it definitely needs to be rebuilt and furniture must be changed. Makes pretty bad first impression, but as long as you can go thru the reception and a lobby with your eyes closed, you should be happy enough with everything else;. |

Location suited our needs 1.Very, very dissapointed that we were not informed that this hotel was under renovation. Which meant that there was only one area open down stairs which was the reception the bar the breasfast room all rolled into one and if you needed to use the toilet you had to go up to your room. 2.First night was fine but on the Saturday night we were woken at 1.45am as there was a party on our floor and it took the hotel staff until 5.30am to get them to shout up. this was not satisfactory esprcially as we had two children with us. |

I did not like the decor or the temporary layout for the reception/dining room/lounge/bar. We were not told that the hotel was undergoing renovation which we found disappointing. |

Comfortable lay out of room and bathroom. A little too hot possibly because of the temporary use of reception during refurbishment. |

The hotel staff were extremely pleasant & very helpful. There are renovations being carried out at the moment but it did not take anything away from the comfort & quality of the hotel. I have & will recommend this hotel to freinds & family who will visit Belfast in the future & we will definitely stay there again ourselves ! n/a |

Good value for money and secure car park, friendly staff and good breakfast. I was not advised at the time of booking that the hotel was being renovated, this did not impact too much on our stay as we spent little time in the hotel but there was no nice bar/lounge area for drinks or a relaxing evening meal. Obviously the hotel is run down and in need for renovation which is currently taking place. Also the gates to the car park where open at all time rather than being locked. Looking to the next question I would recommend the hotel based on location, value for money and also that the renovation is taking place. |

Hotel was undergoing renovations but websiteonly mentioned limited parking, but entire ground floor was being renovated. We also had to enter by a side door which was blocked by staff cars. |

Some staff gave the impression they were only there because they had to with their single word responses to questions/queries and lack of warmth. The Bar was closed for renevations which we were not informed of in advance and feeling quite tired on Saturday evening we were disappointed that we could not relax in the hotel which is a given for any stay. On our arrival we were informed that there was actually a bar. There was no bacon for breakfast?? |

Friendly staff, good secure car parking, room temperatures were cosy and easily adjustable. Access to rooms good , i.e. lifts, stairs, short corridors, noise levels from outside were generally good. Renovation work in progress during visit detracted a lot from our otherwise good experience. Car park entrances very cramped and dangerous to negotiate - especially when raining & at night time. Some guests very noisy at approx. 5 am. Ventilation to rooms very poor. |

The company of the people i was visiting, the hotel helped me to do this The food at breakfast was in my opinion not up to scratch, we had to wait until individual items arrived at separate times to complete our breakfast plate |
