the staff were extremely polite, helpful and professional; there was a good choice of restaurants within a very short walking distance breakfast was basic, but adequate all the same.

I was in London to attend the meeting of a professional associatin. This hotel was about a 15 minute walk to the daily meeting site, which was very convenient. The hotel is also close to the Southwark station for easy access to the tube, which I used frequently. There are some moderately priced restaurants nearby. The room was modest in size, clean, and well maintained, Windows opened for fresh air. Although hotel is near above ground trains, there was no problem with noise. The continental breakfast includes hot items, so it can be light or hearty to suit one's preference. Having a good breakfast available at the hotel was a real plus for starting my day. Shopping is close by also. The one elevator is very slow. I often used the stairs instead.

It was in easy distance to the location we required to be that weekend and cheap A very strong smell of paint from the recently decorated rooms. This did not help my wife's Asthma.

Rooms and beds/bedding need upgrading. Curtains were dirty. Otherwise it is ok. Breakfast is adequate. You wouldn't want to stay for over 2 nights, not comfortable enough.

Hotel was ideal for our needs and very good value for money considering its location. We were told "continental" breakfast was included, but in fact the breakfast buffet was much more than this - including fresh fruit, yogurts, cereals and selection of hot dishes as well as the breads etc which we expected.

The staff were friendly and the room was clean. The hotel was a short walk from south bank and waterloo so an ideal location. There was only one lift and it took forever to use it. Breakfast was manic and meant that myself and my girlfriend had to hover with our breakfast in our hands until people had finished theirs and moved on from their tables.

Reception staff and location A very budget hotel for a very expensive price. Carpet had bleach stains on it and the hotel is being painted so it smelled of paint.

This hotel is perfectly situated for anyone wishing to get close to Tate Modern. That was my main criterion in choosing it, so that I could attend a two-day conference there. I also like the general area, where there are plenty of restaurants. An overnight stay doesn't provide much experience of the place, but it was fully adequate to my expectations. Unfortunately the hotel and Tate Modern are a little distance from main stations (London Bridge, Waterloo). I was pleased to work out that the 381 bus leaves from Waterloo and stops almost opposite the hotel. However, this bus is not always in evidence and waiting for it in the wind is not a great pleasure. (Also the bus back to Waterloo doesn't seem to stop at all close to the hotel.) I am still mystified by the name of the hotel, in which the word by seems not to make sense. I would be happier in a place simply called "Holiday Inn Southwark". Otherwise, no complaints.

It was within walking distance of the Barbican where we were going. Tea making facilities. Breakfast included. Lack of bbc radio (Radio 4 prfeferably)

Confortable room, according to the Holiday Inn's standard. Good services, good breakfast. Maybe the location is not optimal, but if you use the Metro adequately, there are no problems and you can reach every place in London.

- Very helpful, pleasant staff. - Clean, tidy, modern. - Wonderful breakfast; hot sausages, eggs and beans; as well as cereal, toast etc. - It was the hot weekend we had in September and therefore the only thing that could have improved our stay would be to have had air conditioning in the room. The hallway and dining area was lovely and cool though.
