A warm and friendly couple is running this little Guesthouse, Every morning the lady makes a real fresh english breakfast, excellent ! and the breakfast room was nice decorated for x-mas all in all - great place to stay for a few days.

Friendly and helpful owners. Comfortable accommodation, good location. Plentiful breakfast. Good value.

The room was clean but a little bit cold. It was tiny but it had everything, boiler, tea, coffee, tv, wifi, hair drier. The breakfast was satisfactory and the staff really friendly. The position is very good, only ten minutes on foot from the city center. I recommend this BnB If you are looking for an inexpensive accommodation. I think it is a good combination of quality and price!

It was not absolutely clean and my room was at the ground floor and it was cold

The staff were very friendly and they upgraded my single room to a family room. Great breakfast and buffet spread. Walking distance to main Waverly station and main Princes street. I just wish the WiFi is better in the hotel room.

The welcome was very friendly, and I was made to feel very welcome.

Heating in room was inadequate

For the price this was an absolutely fantastic guest house for my weekend visiting friends. Perfectly located for sightseeing - a 10 minute walk from the shops and pubs. I would expect to pay double for the location and friendly hospitality I recieved.

Very friendly staff good value for money good breakfast quiet neighborhood

I have now stayed here several times and the friendliness and helpfulness of the staff is always excellent. The facilities are good and the location convenient for my needs. It is always good value for money and I would recommend and have recommended it to friends.

The owners were very friendly and the breakfast was pretty good too. It was only a 10-15 min bus trip to the ocean. The main shopping area is only a 10 min walk away but it is uphill. The room was quiet big but the bathroom was small but all in all I really enjoyed my time there :) thank you very much Kay & Kenny

The staff/proprietors were extremely polite and helpful. The breakfast was delicious and plentiful and I was recommended a restaurant just over the road that was very good too. The room was quiet and spacious and the bed was comfortable. If you're after boutique hotel decor then this is not where to look, however I would choose the personal service and homeliness over minimalist, sameness anytime.

The only thing I encountered was a slow to drain shower but I informed the owners and left it at that. It certainly wasn't a problem for me.

Ensuite bathroom was tiny 1.9m x 0.75

I would definately stay here again. I travell to Edinburgh many times a year and wish I had discovered this little gem sooner. Beautfiul Georgian house in the New Town area, reasonably close to city centre and excellent value for money
