Laetitia and Monique helped me carry my cases - twice. They called me a taxi. This is almost unheard of in a small hotel! This is a stylish, hip, modern bargain in Brighton with people who obviously genuinely care about their guests. The bathroom lighting was wonderfully flattering, which is also a first for a hotel. The bathroom kit had Space NK products (wow) and the communal sitting room had an endless supply of English Breakfast tea and an honesty jar for herbal tea and bottles of mineral water. My room had two complimentary bottles of water - and the wi-fi was instant, fast and hassle-free. I could see the sea from my room on the top floor and the heart of Brighton was five minutes away. This is the kind of hotel where you can see they've really *thought* about every detail and yet it's inexpensive too. Amazing for somewhere that could be in Elle Decor!
I would have loved instant coffee bags in the communal sitting room, because I have a real problem with modern coffee makers. My top floor room would have been very difficult for anyone with heavy suitcases - no lift. You will have to find a laundrette if you want to wash your clothes, as all travellers do. A 'Do Not Disturb' sign for the door handle would be great. I'm being picky here...
I liked the location, the room, the bathroom, the overall look and feel - very contemporary modern and clean and well equipped.
The room was really hot (26 degrees+) and the only way i could cool it down was by opening the sash windows and adjusting the blinds to let some air in. Unfortunately this compromised my sleep and privacy a little.

I loved the decor of my room. Simple and stylishly decorated. A pleasure to stay. On suite was great and loved the shower.

Hotel and room built to very high standards, nice & modern layout. Very well looked after and very clean.
Only downside was parking, but it appears that this is an issue all over Brighton and not really something that the hotel can do about.

All in all a fantastic stay. The guests house was clean and very comfortable. The staff were friendly and I would for sure re omen to a friend and our group will defiantly be staying again!

Parking / finding somewhere to offload / load luggage is a nightmare in the area . Even all pay and display spaces are full . I was lucky to find a "park at my house" space very close and leave my car for the weekend.
Location was perfect, walkable to the sea front and city but in a quiet side street. Room and designer touches were great. Very comfortable beds. Amazing wet room with coloured LED lights. The tea & coffee facilities in the lounge were very good. For Brighton in the height of summer this calibre of B&B was very reasonably priced.
Room was quite hot, but we made use of the fan. Bathroom got very warm, the extractor fan didn't seem to do much.
Excellent wet room_great after a hot day in Brighton-also very comfortable bed with lovely bed linen.....and also good pillows.
Great place to stay, very convenient to all amenities. Room modern and very comfortable, tv/wifi great, wet room/shower excellent. Staff very friendly and accommodating. Car parking limited on street parking. Requires a permit, advisable to book in advance with hotel. We didn't, but luckily hotel had 2 permits left, £10 per 24hours, and managed to find a space. Would definately return to Fab Guest in Brighton.

The rooms are clean, bright and trendy with LEDs around the shower and a view out the window from the well-equipped wet room (with frosted glass strategically placed)! Good coffee in the common room and a couple comfy armchairs and a window seat for lounging. Good Wifi connection. Two bottles of free water in the room each day. Quiet even with the window open (aside from seagulls). Fan provided in the room (no air con). Would definitely stay again.
The hike to the top floor along a very narrow staircase with a heavy bag was a bit tiring, but that was explained on the website. Room is small, but if you aren't spending a lot of time in it, perfectly reasonable. There was fruit in the common room only one morning and charging for cold water when there aren't fridges in the room seems a little cheap (especially considering the temperatures were in the 30s when I was there so the water in the rooms was very warm).
Wet room nice
The signal on my iPhone was very poor and had no access to the Internet. The room wasn't soundproof and could hear a lot of movement from the floor above, it may have been due to the type of flooring in the room.
Simple and functional decor and fixtures and fittings. Lovely wet room, great shower, nice comfy bed.
Bedroom 11 was in an extension on the back of the townhouse, and I think had a flat roof. By the evening, it was unpleasantly warm in the bedroom as it had been a hot day in Brighton. It would have been useful to have an electric fan to cool it down!
What's not to like - the name says it all!

Enjoyed the location (quiet and nice), the bed (very comfortable), the cleanliness, the style and the friendly service.
The room was quiet warm and I needed to keep the window open during the night. I think this is a thing with British construction and not the hotel itself. I wouldn't let that stop me from staying here the next time I'm in Brihgton. Great place!
