Good location, clean, friendly staff / owner, was able to book a single nights stay (Saturday), basic accommodation but value for money.
Room was a little on the cold side and the towels were very hard.
Lovely lady with all the credentials to host guests in her home; it would be difficult to find better. The house could not be better positioned since it is in the middle of the town; it is a family home with the subtle overtone of 'artist' on the walls ... warm and inviting. Well worth the money.
We are struggling to think of anything; we can be picky and write that the sink in our bathroom could have been bigger and that we overlooked the Youth Hostel next door ... but hey, it mattered not one jot to us.

The room was a good size and we particularly liked the balcony which had great views over Fitz park. Everything was clean and the en-suite was a good size too. The bed was comfortable which is often not the case in some B&B's. The couple running it were friendly and informative.
I would have liked a small dressing table to sit at when drying my hair or putting make-up on. I would have liked a larger choice of breakfast options. These are only suggestions and would not deter me from staying again.
The guest house is in a good location from centre of keswick. Lovely warm inviting place and Sophie was very welcoming. Would definitely book again.
great location for the town centre, Loverly couple running the guest house, very clean .
we didnt like sharing our breakfast table with another couple, very awkward !! i have never know this to happen and this shouldnt really happen again. The breakfast could have been a bit more substantial, and correctly delivered after ordering, 3 of the breakfasts were brought wrong. There was a sound of water running down an pipe for most of the night.
Pleasant proprietors. Good location not far from the town centre and overlooking a lovely park.
Expensive for what is on offer. Cold draught through patio door in our room (downstairs twin). If you are over size 14 you would struggle to get through the shower door!
I liked the location and the family feel. I was leaving early Sunday morning on bike ride and my breakfast was prepared for before I left.

Parking is an issue.OK to unload your gear and go and find somewhere nearby but busy.busy place and not easy to achieve!!Guest house also needs much more signage.
It was very friendly and the overall feel was like staying with family or friends. Small but comfortable room was clean and tidy and the overall value for money was excellent.
The hosts were very pleasant, friendly and interesting people who provided us an excellent breakfast, including a vegetarian option for me ahead of our long days walk. Like the house, the room had that home from home feel, and had a very large and comfortable bed and neat little shower and toilet room, making a good use of the space and allowing privacy. I also really liked the decor, artwork and feel of the old buidling itself. All in all we felt very welcome and that staying here in the heart of Keswick, very near to Fitz park and all the town centre (but not too close) was excellent value for money.
There was no parking BUT our hosts advised us that parking on the road just around the corner was fine (in permitted areas). This proved to be the case and we left our car parked on that road for two days while we walked to Skelwith Bridge and it was fine so actually this was very little inconvenience in the end, though it may bother those who are less mobile or have a lot of luggage.

Right in close to gorgeous Keswick, this guest house represents very good value for money. Friendly host, nice breakfast with good company.
Our main problem was finding the guest house. We wasted half an hour going up and down the street looking for a sign, numbers etc. We asked a local womam walking down the street and she didn't know of the place. It needs much better signage. Nice room but very small. Hard to unpack bags and move around.
Easy walking distance to town and excellent playground within a few hundred metres. Friendly owners and lovely breakfast.
The location and the breakfast. We were offered a small reduction of £15 from the £100 asking price, with an apology for the blocked toilet. We felt that it was only fair to provide a list of suggestions to Sophie for improvements.
Grossly expensive at £100. Room: Too small for a twin, had to put suitcase on the bed to open it. No chairs, table, shelves, drawers. (Should be a single room). Very small hanging place for clothes. Tiny ensuite (shower cubicle, hand basin and toilet) No shelf, and toilet blocked. Only furniture:- 2 single beds and one tiny rough wood bedside cabinet. Only two shower gell sachets, only two tea bags. No bedding matched, multicoloured rough hard towels. Thin curtains that did not block out the light.
Good location, just next Fitz Park...10 mins walking from the bus station...nice room!

Very close to the centre of Keswick & getting out onto the fells. Owner was very accommodating with our request for an early breakfast but later check out.
