Firstly I booked Counan House not Four Seasons which I didnt know was over the road from Counan House or Our Seasons which is on door. First impressions YUK!!!! Ignorant staff member who I had to call to come over to book my family in. Expected to cross a very busy road to do so. He grunted name then went into a room came back out whats nameagain then back out how you pay. Took my payment no thanks nothing. Ignorant ignorant man. Bedroom door was a mess with a big hole in it, television controller had no batteries in it. There was a kettle with tea bags etc but no milk, Very very noisy. Would like my money back. Be aware that Counan House is not Counan House but Four Seasons and dont dont dont book it,
We were given a room which we didn't book, and we got bitten by bed bugs all night. When we call them, came at following day which 12:00 pm because apparently they don't work in the morning. They saw the sheets with full of blood and they promise to refund us. Two weeks later still there was no money to my bank account and I had to travel all the way to london but still they only gave me £20.00 and they said because we spent a night there we should be charged, basically they don't care about our sleeples night.

Breakfast to me in scotland is more than cereal and toast. Whole place needs repaired and decorated. I would be embraced if any foreigners stayed here One of the bathrooms was out of order and there was a towel for all to share where's the health and hygiene. Do theses place get inspected if so it would be shut down
After our first night, the staff knocked on the door asking us to check out - we were staying there one more night! the bathroom was a plastic box fitted in the room... Cobwebs on walls, tv making weird noises...

Awoken several times during night . It sounded as if someone was moving furniture ! It wasn't possible to shut or lock the window completely .
One malfunctioning shower to be shared between 2 floors of guests.Had to queue in corridor for 20mins to use it.No under sheets or valance sheets on beds.No towel in bathroom(which was for public use).Only one bulb in bedroom working-none of the side lights worked.Large bundle of wires lying on floor behind telly.It was the worst place I ever stayed in.At e113 for three people it should have beed good value but I hated it.

Nothing! I have rated location "Fair" only because it is a 20 minute walk to the city and is serviced by a regular bus service. It also has parking in the front yard.
All the negative comments about this Guest House are confirmed as correct. Edinburgh is overpriced but this accommodation is a rip-off. We paid £180 for 2 nights. Front yard - lots of rubbish. Foyer - unmanned. Redirected over the road. No reception. Our room - cluttered; shower/toilet plastic cubicle installed in corner & very small; bed old with springs felt through mattress top. Bad night's sleep. Internet & TV - none because phone line was dead. Repaired next day. Payment - cash because phone line dead. Had to ask for a receipt. Breakfast - was not included.

Good location, attractive building, good size room and breakfast totally fine and adequate for the price paid. Staff very friendly.
Shared bathroom a pain but should have allowed for that in decision to keep cost down. Room very shabby, heating stuck on very hot all night and could not open window. TV did not work at all, no one about to ask so left it as only one night luckily. Unfortunately beds did not fell clean and were very hard.
Curtains with cigarette burns, torn carpets, mattress and rubbish outside front door, very poor welcome, electric sockets that didn't work. A feeling that no effort to make this a quality b&b and no attempt to give the customer any respect.
The beds were fine the room was big ideal for small children so we wernt cramped.
The bath was filthy, the shower didnt work and there was no hot water at all.

Several rooms sharing one bathroom, and one bath was out of action the night of our stay.
Clean and comfortable bed. Nice location for the city.
Tv did not work. One bedside lamp did not work. Breakfast basic. Hospitality poor.
Car park. Beds were comfortable and clean. Slept well. Arrived early and as requested they let us in.
When we arrived we had to run across a busy road to another b&b to get someone to let us in. This is normal practice not because we were early. Key for 2nd room was missing they got us in but a new key not ready before we left for wedding. No soap in en suite toilets. Asked for some never received any. Carpet on way downstairs to dining room very dangerous. Can't comment on breakfast as no one in my group would go! Sadly not a happy experience understand price reflects time of year we were in Edinburgh. But this place has lots of things they need to sort. It also came under another name The Four Seasons? When I phoned a taxi they recognised it as that.

Toilets not good, very congested room, no proper ventilation.
We stayed just for one night during Fringe festival in Edinburgh, but we found this B&b nice, clean, with a kind staff. The position is quite good: 1.2 miles from the city centre but really well connected. It is not cheap but compilant to Edinburgh prices.
Not so easy to find the location of the B&b because there isn't a poster with the name "Counan Guest House" but "Four Season" inside the main door. Mind the address is 47 Minto Street.
