The only good thing for me about the hotel was the location, close to Baker Street underground station. I didn't like the fact that what I experienced of the hotel was nothing like the photos shown on the website, maybe they are from an entirely different hotel?On the site the double room claimed to be 20 m2 but turned out to be 10.5m2 and did not have a double bed, only a large single. The room was cold, double glazing needed for insulation for heat and sound. The building is in need of renovation, no lift to 4th floor room and no help offered to carry baggage. The breakfast room reminded me of school canteen, sparse and overcrowded at times, some guests had to wait to get a space. Every sound from neighbour guests could be heard in the rooms. No tea making facility is unusual in English hotels.

Very disappointing choice, there is simply nothing to appreciate in this pseudo-"boutique hotel"! Just a horrible experience! The hotel was seriously substandard and does not deserve the accolade "boutique hotel". It's misleading the customer who has clearly other expectations for that kind of category and price bracket. The room was so small, it was impossible to stay and we only used it to sleep and go. It would not have been possible even for one person to stay in that so-called double room. Cold, droughty, noisy, no double-glazing. Just a few inches between the bed and the scant furniture. The TV on the side wall, it would be impossible to watch, even if it worked. We called the reception who merely acknowledged it without doing anything about it. Two towels thrown on the last shelf in the open wardbrobe where other guests might have left their shoes, as there was no place in the tiny bathroom. Not even a hook for the towels! It was not possible to squat in any way, the toilet pan was so squeezed between the basin and the shower, that even a kid would find it difficult to use! The reception staff were robotic and unhelpful, not welcoming at all. The hotel generally run-down everywhere. Breakfast very mediocre for British standards. No facilities whatsoever, not even a safe box in the room, or a lift, although it profiles itself as a boutique-hotel! The sheets gave no clean-laundered impression, either. The duvet sheet looked used and there was no upper-sheet provided at all! Do not think it was cheap, or a special offer! We paid 35% more than excellent, impeccable hotels on other occasions in London. Our advice to your customers: Steer clear, this is not worth a penny!

The hotel quite nice. Hotel staff were nice. I would recommend it to people traveling alone or as couple but not for familiies. Cleaning could be better. I suppose to clean rooms every day. Our room was not cleaned during our stay in the hotel. I mean the floor. I asked for the baby cot. We got it. But we wondered that we asked for the cot and we got the room in the second floor. I thought when I asked for it, that the hotel staff thinks. I think it is clear when we wanted to have the cot that we have baby. In the hotel there is no lift. It was difficult to get the pram to the 2nd floor. Finally, I asked for a room in the ground floor and we got it. So, the hotel staff was fine with this. But we had to ask... According to my opionion the ratio price and comfort of the room is not so goodm for 3stars hotel. I would expect the lower price.

The room was comfortable and the shower was good. I had a major problem with this hotel for two reasons. When I arrived, I was informed by the desk attendant that his colleague was currently in my room changing the shower head. That was fine, as I entered the room for the first time, the man came out of the room and said the shower head was fixed. I then left all my belongings and went to go and get something to eat. I came back about ten minutes later to find the same man and the desk attendant coming out of my room for a second time saying that the shower head was now fixed. I was under the impression it already was fixed. I thought it was extremely odd that both man should go into the room without my consent, after I had already checked in and after they said the shower head was already fixed. I was a young girl travelling by myself and found this extremely strange. Then, when I arrived home, I called the manager to make him aware of this and told him that it was unprofessional and he should have waited until I had returned to go in to the room. The manager was extremely rude, telling me that I was wrong and that this sort of thing is extremely normal. I told him I felt odd about it and, as a girl by myself, unsafe, and he refused to apologise, refused to put me through to anyone higher up than him that I could talk to, and was overall extremely bad mannered. I'm sorry this happened but I will never stay at this hotel again, and would urge others travelling by themselves to also steer clear.

Absolutly terrible, rooms are tiny bed was awful. Had to ask to change rooms after first night because of street noise and temperature in room. About the only acceptable thing was the included breakfast. Do not stay here it should not be described as a hotel. Bedsit at best.

The room was tidy, personal staff was helpful and friendly. It's 20 minute walk from Oxford street and in a nice area (Marylebone). It's a very budget friendly hotel. You get for your price all you need. No more, no less. The breakfast isn't really special, the bathroom quite small and the matras a little hard. But overall ok.

The rooms were very small, the facilities were minimal. The tv did not work nor did the hairdryer, tea and coffee in the room would have been nice.

About the only thing we did like about the hotel was its location, which was quite central, by that I mean you could easily access points of interest by bus or tube. I thought it was very noisy as our room faced the street, the bathroom was very small and the breakfast although continental was not of a very high quality. I would not stay here again.

Location - friendly staff - cleanliness - fresh towels daily - plenty soap, shampoo, good shower - loads of hot water. Single glazing - would benefit from double glazing to deaden constant traffic noise. Breakfast juice, cereal and bread low quality - but coffee and croissants were good.

Location was ok and breakfast was good. Free wi-fi was useful. Room was tired in terms of decor. The carpet was stained. The bathroom floor was cracked and the windows did not lock properley. The front window was filthy.

The room was absolutley beautiful, very attrative decoration. The bed was extremely comfortable. The were many hangers in the wardrobes and enough towels. The plug in radiator made the room very warm and the air con made the room very cool. The shower was very good, clean, bright and big bathroom and the deep sink was perfect. The flat screen television on the wall gave the room a modern feel. All in all, the room was perfect, there was enough space and it was very comfortable. The breakfasts in a morning where across the road which was quite unusual. The breakfasts where very nice, with cereals, toasts, croisants, yogurts, fruit and boiled eggs. The hot drink machine gave lovley white coffees and hot chocolates. I would love to stay there again. With the price and the exceptional level of the room, the fact that tea and coffe facilities were not included in the room was disappointing. Unfortunatley, somebody rang our room very late at night and this woke us up, the next morning guests in the nearby rooms where being very loud and knocking on other doors, this was at 7am. I think the room entrances are too close together. The breakfasts where lovley but the selection of tea bags let it down with the milk too. The english breakfast tea provided was bitter, I would suggest to look towards Twinnings, they have other flavours too. The milk was also not cold, I'm sure people want cold milk on their cereal. Above all, I would still stay again.

Location. Location. Location. Previous couple must have had a small dog smuggled away in the room with them as the room stank of dog. The room was cupboard sized with no tea or coffee making facilities. Also, our room was across the road in a building that barely made mention of it being linked to the hotel!

Just one good point, at least the breakfast was decent. Horrible! We were waken up in the middle of the night and early morning by the noise in the bathroom Every Night because of water drops, strange noise from the drain in the shower. We complained and were changed to another room on top floor which we were promised not to have the same problem. Guess what! Same noise in the middle of the night! We also can hear people walking the floor above. Bathroom so small you cannot get dress inside after shower. Poor wifi. In need of new paint. We just want a place we can rest and have good sleep, unfortunately we can't even get a basic wish like this satisfied. This has made our days very tired.

Good location for access to Kings Cross and Marlebone stations, easy access to the tube, quiet location. Room was very clean and the breakfast was good. Bed was not the most comfortable and room facing the road suffers from a lot of road noise during evening and morning, could do with secondary or double glazing to reduce noise

The location was good This hotel should never be desribed as a 3star: it is only worth 1star. How on earth this hotel can charge that amount is beyond us but suppose it is because it is in a good location. There was no space in the room, and the noise came in from the road as there was no double glazing:the bathroom was basic but ok: believe it or not our room was in a building opposite the one we checked in at. Breakfast was also basic: no decaffeinated coffee, eggs that had been boiled the night before, and in a very bland and unfriendly room. Not a hotel to return to!!
