Nicely decorated hotel in a convenient location, with excellent staff and a particularly nice bathroom.
The single room I booked was in the basement and very cramped. I was disturbed throughout the night by the noise of some kind of air conditioning unit right outside my window. I wouldn't stay in this room again, but would happily stay elsewhere in the hotel.
Two days without hot water and only feedback "we apologize", without any information about timing on fixing the problem from the staff.
Clean, comfortable hotel in an excellent location. Quaint neighborhood. Just a short walk to the Bakerloo tube station and close to many bus stops.
Although very courteous, staff did not have information about good restaurants or amenities in the area. AND, they were not educated about tours or locations of museums, etc.

the hotel is devided to two buildings which are located across the street from one another. breakfast is located only in the main building there is no lift-narrow stairs are difficult to climb. two out of five nights there were no hot water and we could not shower! the basement room has one window which faces a wall - no sun light at all. rooms in general very small
-location - appearence with simple colours - it the morning the receptionist was really helpfull
- broken tv screen - broken mirror inside the cabinet - fridge was not on - I had to carry my on luggage on the 3rd floor - window was open, it took long time to warm the room - staff was slow
The room was noisy due to the fan in the bathroom which didn't help when I wanted to go to sleep. Other than that, the room was nice.

Hotel has two buildings and if you book several rooms there is a chance that one part of friends will stay on one side of the street and other part across the street.
Fully renovated - ultra clean room with a very nice & convenient bathroom. Very comfy bed.Took the buffet breakfast once: excellent value for money. Nice staff. Less than 10 minutes walk to Baker street tube.. Highly recommended
Located on a busystreet.. A bit of traffic noise - but nothing major (thanks to double-glazed windows !).

The Park Avenue is equipped with everything you require for either a relaxing stay or a business stay. The rooms are extremely comfortable, modern and well equipped. The fact each room has a microwave and fridge is hugely beneficial. A lot of thought has gone into what a guest would like when staying one night or for a longer stay.
Cleanliness of the room. High specification of bathroom - fixtures very good quality. Temperature control efficient Pleasant polite staff. Reasonably quiet and within easy walking distance of Baker Street station. Fine for a weekend when you are out all the time.
For the "deluxe" room it was small - barely 12sq ft. - so not much space to move about. Had to sit on the bed as no room for a chair. No lounge area to relax in. We were not made aware that our room was across the road - so had to go out in cold & rain for breakfast.Also to & fro when keycard didn't work! Breakfast self service buffet - food standing too long. Wouldn't have again as room has tea making stuff, fridge and microwave.

It is a reasonable modern place, but it is a shame that the bathrooms are not kept perfect. The towel racks are shaky and the joints in the shower are getting moldy. I could go downhill fast if nothing is done.

Such a bad staff with very poor customer service. - Very bad check-in experience. 2 member of the staff tried to check me in which they could not as they are not fully compatible to use their own hotel system. Too much apologies and my check-in has delayed by 2,5 hours. - Door keys did not work 2 times during a 5 days stay.
