    Staff , breakfast , nice and clean hotel plus free car parking

    All of the above were excellent but would never stay there again because of the noise of the band on Friday night , it was horrible , we were tempted to pack up and go home at 11pm

    On the sea front and in the same time not far from the station. Owners are extremely nice and caring, and the breakfast is not only generous, but included in the room price.

    Be careful, check-in period is only until 6pm.

    Lovely friendly and helpful hosts, great breakfast, very quaint place in the heart of the wonderful old town of Hastings.

    A brief warning about the steep and narrow stairs would be useful to some of the more elderly guests.

    Sharon and Neil were lovely people and very welcoming. The room was fine for a young family and the location is good except for karaoke night next door...thankfully finished at 11pm which was manageable! Owners made it a great stay.

    Wifi didn't work that day which we kind of needed to book accommodation etc but we managed. We were supposed to have a private bathroom but came home to find the young bloke next door in the shower which was awkward. ...

    Right on the waterfront in centre of old Hastings. Plenty to do within a short stroll. Exceptionally friendly and competent staff. Made feel very welcome! Spacious room and first rate breakfast.

    Owner was very friendly and helpful, cooked a lovely full English breakfast. As we were there only guests that night they offered us an upgrade which was wonderful. Great location.

    The seagulls very early in the morning.

    The owners were wonderful. They gave us eating suggestions and places to visit in the area. They e-mailed us the morning of arrival to welcome us & check on our arrival time. We got an upgrade to be on the same level free of charge. Breakfast was lovely.

    Loved Sharon, the location in the old town, comfortable room and bathroom. Breakfast was great and Sharon was so accommodating.

    Parking is difficult but there are car parks around that you can access. Beware, the family room is great but right opposite a fun fair. The voice of Homer Simpson can be a bit annoying if day is warm as you can't open the window because of the noise.

    The welcome, the quirkiness of the place, because it was so old, I enjoyed the breakfast in the lovely cafe. Almost a journey back in time in the 40's. I did enjoy my stay very much.

    The room was a little noisy, only because it is so old I guess and we could hear other guests. Otherwise nice and quiet.

    The staff were lovely and the gentleman who was there when we arrive was very helpful regarding the area.

    The room was old and tired. The toilet roll holder fell off in our hand, the lamp was broken, the taps to the sink twisted from side to side. There were no tea bags inthe ccomplementary items, the kettle needed to be moved from one side of the room to the other in order to use it. The noise from the room above was awful from 6.30am with water being drained down sinks, people walking back and forth all morning. The windows had to be propped open for air. We were expecting a quirky, fun b&b but got a tired, bitty room in need of maintenance.

    Lovely warm welcom, homely atmosphere, really lovely landlord and lady, spot on! Breakfast was the best tasting ever, all local produce apparently. Loved the four poster room, really cosey, cant wait to go again.

    No on site parking, no big deal really!

    Wonderful breakfast and very friendly and helpful owners.

    Toilet/bathroom separate albeit private to our room; very noisy and unable to sleep from 5 pm onwards-so much for a lie in on a Sunday morning! Very hot room and not able to open the window. Difficult to park-all car parks nearby only let you park overnight for longer than 8 am if you arrive before 6 pm. So best to arrive early!
