    A very professionally run guest house, nothing was too much truble for Gareth and his staff, the rooms were spotlessly clean and comfortable, and the breakfast menu was very varied and delicious. Gareth is also very knowledgeable about Edinburgh which was a great help.

    Owner very involved with facility. Very well maintained and staff are willing to fill all (within reason) requests. They often go above what is necessary. We were very happy with our stay there and highly recommend it.

    Stairs make it difficult to get bags up & down.

    Very friendly staff. Impressive DVD collection available to borrow. The best breakfast I have ever come across in a b&b - homemade bread, smoked salmon and fresh fruit.

    The room was a small attic room and was unbearably hot. The room was facing a main road despite me requesting a room not facing a main road in my booking request. The noise from the traffic kept me awake all night as it is an extremely busy road. The location was not ideal as it was a bit of a walk to the city centre and there were not many restaurants nearby.

    Very friendly and helpful staff. Bus stop number 11 right next to the house.

    The only problem was traffic noise of cars speeding on this otherwise relatively small street.

    Nice B&B, in typical building; Gareth is the best owner ever, very warm and helpful, as well as really friendly; Great breakfast, varied and copious; convenient position in town.

    Fraoch House was cozy and comfortable, with an excellent breakfast and friendly service. Location was great for walking and for catching the bus to get around Edinburgh. Highly recommended!

    Very welcoming and knowledgable staff, we were first time visitors to Edinburgh and they gave us some ace advice about the city. Breakfast was amazing soo good. Keeps you going for a full action packed day in Edinburgh. Top draw breakie. Gareth and the team were so welcoming do an absolute amazing job in making you feel at home. Would defiantly visit again as Edinburgh is a top city and Froach house is the place to go.

    Ideally located with buses for the city centre right on the doorstep.Breakfast excellent and quite OK to modify dishes to suit individual wishes. Welcome was great and sat down and had a long chat when explained options for stay an helpful tips on getting around, eating etc.

    We had a most enjoyable stay at Froach House. Gareth was friendly, helpful and most obliging to us and other guests. The guest house is about 2km from the centre of town but well served by busses and a supermarket in the main street. We strolled back to Froach House quite happily, and always to a warm welcome.

    Our host, Gareth, met us at the door when we arrived and gave us tea and biscuits while giving us a quick explanation of all the things to see in Edinburgh and how to reach them. He made us feel very welcome. The guest house is well-decorated throughout and the room was both stylish and comfortable. The breakfasts were also really good.

    Nothing: we can't fault any aspect of our stay at Fraoch House

    We had a lovely spacious room downstairs & decent sized bathroom. Breakfast was delicious and friendly helpful host. Good location with bus stop outside.

    The Location. The rooms were well appointed and very comfortable.Breakfast was great.

    The lack of off street parking. The steps up to the top of the house are very tight and difficult to manage with a suitcase

    We enjoyed our accommodations, the breakfast, and we enjoyed talking with Garreth.

    I think it was a little more outside the center of down than we originally thought. But taking the bus was fine.

    Gareth was an exceptional host - everything from the decor of the room to the fantastic breakfast selection was wonderful.

    Parking on the street but that is Edinburgh and most cities!

    The personality of the young host pervaded the establishment. Outgoing, cheerful, attentive and very able, he made us feel at home immediately with coffee and shortbread on arrival. The room was excellent and the location of the B&B handy for access to City Centre. Great find! will be back

    Very welcoming, friendly people. Went out of their way to provide a lovely buffet breakfast as i wasn't able to stay for the highly recommended cooked breakfast. Nice touch with room condiments - Bottled water/biscuits/sweets! Absolutely lovely room. Tremendous sleep.

    I was in Edinburgh for six nights in may. From the moment I stepped into fraoch house I received a warm welcome. I had a room on the first floor and while it didn't have an ensuite, unlike other rooms, I had sole use of the bathroom/shower room across the landing. The room had all the facilities that a good class hotel would offer, and value for money was excellent. The breakfast room is light and airy and I particularly enjoyed the fresh fruit each morning. Pilrig street is only a few minutes walk from Leith walk with regular bus services to princes street, though it is only a brisk 15 minute walk. There are a number of restaurants on Leigh walk. I particularly enjoyed Vittoria and the Moroccan opposite the playhouse theater.
