great location and fantastic hotel.
Being upgraded to a suite made our stay more enjoyable. Location and views were brilliant and we will be paying a return visit.
Great location in the centre but tucked away so it's lovely and quiet.
Location and room size
Staff sat behind computer screens at reception, not very attentive. General tiredness of the hotel, stained couches, chipped paint etc.
The location was excellent and the staff were always happy to help. Very clean and smart room but the bath was leaky, the carpets were badly stained, the shower screen came of the wall and the tv would only work on a select few channels. Although i would stay here again i expect more for the price.

The room looked very basic and it wasn't cleaned very well. The top of the bed head board was half an inch thick with dust. Looms like it had never been cleaned. The bathroom floor had not been swept also. The cusion at the window to sit on had a terrible stain.

Being charged for a buffet breakfast that on arrival after payment became a continental one at £15 a head was a bit steep
The staff could not do enough for me and my 84 year old Aunty who is in a wheelchair. The rooms are very clean and in a great position to see the sights by foot. Great value for money.
We could not stay longer.
Cleanliness of room and some of the public areas poor, doors to service areas were wedged open so dirty linen stacked up was in full view. Limited choice for breakfast also service was really poor.
Location ,service and comfort
We stayed in a room on the 7th floor (ground floor is floor 3) and it was hidden away up a staircase from floor 6. It was worth it as the room had a great view! In a fantastic location and I would highly recommend the cafe next door for breakfast. Staff were very helpful and even provided us with an umbrella for the rainy days.
Room cleaning didn't happen until 4/5pm some days when we were in the room getting ready to go out to dinner which was a little inconvenient.
The junior suite size of room and bathroom was a pleasant surprise. Exceeded expectation.
Options for breakfast was limited.
The bed is very comfy.
Bathroom has bad smell in shower cab. The bed blanket was kept too tight and too difficult to use.
It is our second stay at Fraser Suites in Edinburgh, it is warm, comfortable and has good facilities.
A long walk to Princess Street.
windows are old, therefore, comes in the cold. We cold. the beds are very small, we were not comfortable. staff were not related. According to the service too expensive.
My husband and I stayed at Fraser Suites during the New Years holiday and had a lovely time. The staff are always pleasant and the rooms are clean and modern. The shower is tricky to operate but there are instructions in the room guide (even though we didn't find them until after we call down to reception). The hotel's location is just up the hill next to the Royal Mile but only a 5 minute walk down to Princes Street. We will stay here again when we come back to Edinburgh.
Location, ambience, friendliness of staff, comfort. Housekeeping very good when provided.
Stained and dirty carpet in our room. Housekeeping under pressure and room not cleaned every day before we got back.
The location of the property is impressive, a stone's throw away from the castle, royal mile, Cathedral and vault tours etc.
The cleanliness was not up to expectations as would be expected from a property with such a location and tariff. More attention to be paid while cleaning the bathroom and the kitchenette.
Location was excellent, shower was also very good.
Window was open when we arrived so room was freezing! Two single beds pushed together was uncomfortable.

Location was very good , and staff friendly /welcoming
The bathroom wasnt clean ,long hairs over clean flannels and very dusty ! Also resident before had left food in fridge and that was still in there ! Complained at reception and it was cleared away immediately ,but clean flannels never came ?? I feel corridors and rooms need a bit more care attention with cleaning staff !
