Good facility but overpriced
Rooms smart and generally clean, kitchen faculty a bonus although we didn't use.
Some cobwebs on ceiling and carpet a little old.
The staff was terrific!

Hotel was really comfortable and staff very friendly and helpful. Hotel's location is superb for the Royal Mile and as we were going to the Festival and the Tattoo it couldn't have been better. Great visit
Bistro food was good but service was chaotic. The waitress was not really sure of the menu and could not explain what accompanied the meal - vegetables, salad etc. At breakfast the next morning again it was chaotic with poor service and items on the self service buffet run out. Realise they were short staffed but poor

For the size of the Hotel needed another lift
loved the towel warmers and the beds were very comfortable. Staff was very helpful and friendly.
The parking situation is horrible--made me cry. Wish that breakfast was included for what we paid for the rate.
1. Unconsiderate and rude hostesses (they do not want 3 pax in a room even if we requested for an extra bed). We were forced to get 1 additional room for the 3rd person) 2. You pay for bedroom slippers (it is supposed to be a BASIC complimentary that you get in a room for all the hotels) 3. False adverising (breakfast is supposedly cheaper if you get it online but it turns out it is cheaper if you purchase it there) 4. No replenishment of toiletries (even if we stayed for 3 nights, you have to ask for it) 5. Lazy housekeeping (we requested for an extra blanket but the hostess complained why we need one more)
Nice hotel and good service. Also location was perfect close to most of Edinburgh's attractions.

Even though we were low in the building, we needed to have an open window to regulate the heat. The Close behind the hotel that makes it convenient to get to Waverly & Princes Streets, is used by chatty people throughout the night. I'm not normally bothered by small noises, and they didn't seem to be intensionally noisy, but it awoke me every 20-30 minutes none the less.
Our stay at Fraser suits was amazing, the staff was very friendly and professional. Our Junior suit had everything we needed for our stay. The location is so perfect it is just 5 min from everything: The castle, the Princess street, the Scotsman, the Queens Gallery and etc.

Took a while to understand how to use the shower. Better to have instructions in the bathroom on display. Rather obscurely in the welcome book.

Location. Restuarant was good.
For an appt was very cramped. Self catering facilities poor - microwave only. Only one chair had to ask for additional one. Breakfast choice very limited, not well cooked. Couldn't regulate room temp - remained overhot. No answer to previous written request re nearby parking, on arrival told was 1 mile away and would cost £20 a day including taxi back. As I need a Disabled park was quite a hardship. No guest lounge facilities to relax in away from cramped room.
Room was not what I'd expect of a Jnr Suite
Location is brilliant. Easily accessible. Not far from Waverley Station or the airport. Right in the centre of Edinburgh. Lots of superb cafes and restaurants within a short walk. Once you are there you can do everything on foot.
Having to ask to stock up on complementary toiletries was a nuisance. Being an old building the place is naturally dusty. The lift is small & slow so it is quicker even from Floor 6 to use the stairs. Laundry is small and inefficient so don't rely on a machine being available.
Slept 2 times in a classic deluxe room, once with bath and shower and large bed, once in a similar room, no bath, only shower, and very small and short bed. Very noisy rooms, both times.

Location is good,on royal mile,close to castle.
Wifi and broadband did not work during my stay at the hotel.
