Just off the Royal Mile and near Edinburgh Castle, this boutique hotel boasts luxurious rooms, a gym and a restaurant. There are superb views out over Princes Street Gardens. Fraser Suites Edinburgh feature designer furniture, iPod docking stations and LCD flat-screen TVs with entertainment systems. There are kitchenettes and luxurious bathrooms with rainfall showers. The Broadsheet Bistro serves breakfast, light lunches and evening meals. Dating back to the 1800s, the historic building features custom art from the Edinburgh College of Art. Excellent central location in Edinburgh's old town - major tourist sights like the Castle, Hollyrood Palace, museums, are practically within walking distance. Waverley train station & shopping street are also closeby via a public stair access located at the back of the St Giles street where the hotel is located. Note on the stair access: those with bulky & heavy luggages or walking difficulties should know that it's a good climb up. Top-floor studio suite & its en-suite bathroom (good shower area, with overhead & handheld spray, which is better than taking a bath because one didn't have to climb in & out of a bathtub) were surprisingly large in size. Kitchenette was well-equipped with microwave, fridge, utensils, crockeries, & cleaning stuffs. Window which could be opened to let in fresh air was good especially when it's warm in the room. The hotel could be very hot & stuffy even when it's cold outside which we realized was due to the use of mainly halogen bulbs for the lighting in the hotel's common areas, corridors & also bedrooms. We always had the bedroom window's wide open to cool the room down. Hotel seemed to be aware of this issue because there was a fan provided in the room when we arrived. Direction info to go to the hotel from Waverley train station could be made more clear in hotel website. We discovered by accident the stair access to the hotel's St Giles street from bottom of hill which is just across from the train station's back entrance. This stair access is an excellent shortcut to get to the shopping street, train station & also where Hop On Hop Off bus tour starts.

Was very close to Royal Mile and Princes Street. Perfect location We were given a top floor room. We arrived at 3pm and it was like a sauna, window was open and a fan was on full power. However we decided to give it a go and see if it got cooler whilst we were out and explore the city. This was not the case. We went down to reception and requested that we were moved as it was unbearable. The member of staff at reception was very pleasant and gave us a room on the second floor which was night and day difference with the temperature. Hotel was quite expensive. our two night stay cost £240 and once that amount had left my bank they still had £290 held on my bank account!! I thought this was maybe fraud until I phoned the hotel and was assured this was normal. Not pleased about that

Excellent location, great decor and pleasant staff. Because the visit coincided with the Edinburgh festival, the hotel had kindly provided a number of guides and brochures in the room, which was a nice touch. At £200 plus per night I'd have expected a change of bath towel for each day we were there. I'm rather bored of hotels taking a sanctimonious "save water by using the same towels" stance when we all know that the real motivation is a desire to save on laundry bills. We put our used towels in the bath and returned to find them hung up to dry on the towel rail! There were also a number of stains on the (admittedly high quality) carpet; I wouldn't expect to see this sort of thing in a hotel in this price bracket.

the room was by and large very nice with a big luxurious mattress.excellent shower as one of the main selling points was the view,our "view"was a derelict building with long grass and large weeds outside the window which was a huge disappointment....also there was a few spotlights in the ceiling not working

The staff were extremely pleasant and very helpful. Both in reception and dining, we were very pleased with all staff we came into contact with. Thank you We were disappointed that the suites were infact not suites but just ordinary hotel rooms. All be it they were very nicely furnished and immaculately clean. If we had paid the original asking price we would have been extremely disappointed. I think the title and description of the facilities are extremely misleading in the fact that they are only providing rooms and not suites. As stated.

We had a fantastic, centrally-located apartment for Hogmanay with 270-degree views over Edinburgh; from the Castle to the Firth of Forth, along Prince Street and across to Carlton Hill. The apartment itself was very well appointed with a wonderful bathroom (great shower but no bath), comfortable bedroom and a useful kitchenette. We really enjoyed our stay. Just a couple of little things. If I'm paying nearly £400 per night then I don't expect to have to pay £7 extra for internet access. And although there was a small clock/radio with an iPod dock in the bedroom there wasn't a CD or DVD player in the apartment and the TV quality was pretty poor. But small gripes in an otherwise top suite.

Loved all of it!!! Elegant, comfortable and well located in the heart of the Royal Mile with a friendly and helpful staff. Hogmanay, Fringe or any time of year in Edinburgh it will be my first choice from now on!!!! There was no wireless internet in the rooms...just inconvenient especially for an international traveler who relies on a smart phone without a uk sim card. And although there was an ethernet connection and an ipod doc there were no extra electrical outlets in the desk area to charge any devices much less plug in my laptop. Considering the newness of the hotel renovation and the attention to lighting in the room, it was a big disappointment to me as a holiday and business traveler. I was a solo traveler...it would twice the inconvenience for a couple!!! Luckily, I had two light bulbs that needed to be replaced and the on the ball technician noticed my plight and brought a 3 way plug.

Good location for the new years party Very pricey for what was offered. There was no free wifi in the rooms, there was no internet terminal in the lobby. There was limited information regarding local attractions in the lobby/rooms.

The room was extremely cold. TV did not work and toiletries had to be requested as insufficient. The room had portable heaters which were inadequate. Warm bedding was inadequate also. Will not recommend or return. G Rapson

Perfect Location for both new town and old town. We stayed at Fraser Suite Apartments in November, however, upon arrival we were told that our room was not ready and to come back in an hour. When we did come back we were told that our room still was not ready, we waited in reception and when we did eventually get the key we were told that we would get a complimentry breakfast the next morning. We got the breakfast delivered to our room in the morning, where the hotel tried to charge us for it. Explained the situation to the girl delivering the breakfast. When we checked out we were billed again for the breakfast. Really couldn't be annoyed arguing or explaining the situation again at this point and were in a hurry for out train so just ended up paying for it. This we will not be doing again or staying at this hotel because of this. The breakfast certainly was not worth £15.00 each and there was a £5.00 service charge to get it delivered to our room!! The other thing that I did not like was the two single beds pushed together when we requested a double room.

The staff was nice and helpful, and the place was clean. The bathrooms and new and nice. We changed rooms 3 times cause they kept putting us in small rooms. Also the 7th floor doesn't have an elevator. I think it was a bit overpriced

Was very comfortable and no one bothered us, very close to shops and train station. No parking at hotel, would advise to park at New Street behind waverley station and hotel do offer a discount for this which I thought was very good and is within walking distance so not too bad overall.

all the staff , from the moment you arrive treat you like a friend. No bland pleasantries like most large hotel chains, but proper conversations and banter if you are up for it. You obviously train them to make an effort to go beyond banal, we always looked forward to to popping in and out of the hotel as the welcome just passing reception was refreshing. Finally just to say they were very attentive and considerate and for us that is a difficult trick to pull off as we don' t like fussiness. We have and will continue to recommend fraser suites.

I thought the facilities were exactly as per the website offering. I found the staff very professional yet friendly. The location relativbe to the city centre and its pubs and restaurants was excellent. Whilst I understand the limitations for parking due to its location there are two things I think could be done better:- 1. loading/unloading - irrespective of long stay parking there was a constant risk of being fined during the checking in and checking out process, you need to create a system for protecting guests during this period 2. Overnight - whislt the staff pointed us in the right direction for long term parking (with a discount) we had no maps and we felt like we were being left to our own initaive in a strange city .

The staff were fantastic. Nothing too much bother. Very professional and friendly. The room was lovely. Very clean and had everything we needed. Fantastic location with lively views. Close to shopping and nightlife. All in walking distance. A room with a double bed should be just that, a double bed and not two single beds pushed together. Very uncomfortable at times.
