Freindly staff, No hassle with leaving luggage at the Hotel room for early and late storage.Rooms tidy. Took me a while to work out the door lock from within as i couldn't lock it.Apparently it cannot be opened from the outside but you don't lock from within your room, if you get the drift.

We wanted a hotel close to George Street and all the major sights of Edinburgh. This was perfect because we went out, for a classy meal at Centotre on George Street, then had a relaxing evening wandering to different bars, then walked round the corner to out hotel! Great location for a classy romantic evening out! The room and hotel was spotless. The service fantastic - reception couldn't do enough for us. And the breakfast at Cafe Rouge, across the road (which was part of our deal) was brilliant. And they had a vegetarian breakfast!

The location was excellent! This 4 star hotel did not even provided facilities of a 3 stars.First of all, we did not have warm water for 2 days and no alternative has been proposed, we had to take our shower in the bathroom of our friend's bedroom, the hostess told us the hotel is complete and this is very difficult to repair it as this is the w-e.Secondly, the lift was out of order for 2 days.Thirdly, breakfasts proposed on the menu were not really up to standards, hotel has agreement with the in front restaurant (bad coffee (not the same as for other clients of the restaurant), children portions for some types).The bed was a 140cm which is very small for two. And finally, for the same price there were big differences between bedroom sizes of the same type.

Location was great for all round Edinburgh, decor was good condition, rooms were clean; requested late check out and they obliged with 12 noon! Staff polite, overall, having stayed in hundreds of hotels between us we would book again. Reception struggled to understand my request for two wine glasses; but did provide two odd ones. Left Luggage was self service, but there were to many keys were being handed out to guests to collect 'their' bags. Rooms only view was over a built up courtyard. No shampoo, but was some soap, would have been useful to know that had to bring supplies in advance shower was only okay. Didn't make breakfast as it was served over the road in a separate place and only until 10:15, lazy yes.

We stayed at the Frederick's House Hotel for 3 nights while touring Edinburgh (2 adults and 2 children). Room was spacious, high ceilings, period touches with a modern, clean bathroom. Excellent location for exploring new and old Edinburgh, sampling restaurants and clubs or tourist attractions. Helpful and friendly staff but don't expect a lot of knowledge about local attractions and events. Did the Grayline tour of Loch Ness and Highlands (12 hours) and booked through hotel. Suggest a visit to the Information Centre to get a full range of options for local tours. Though the Grayline tour was okay, there might be other better options. The breakfast is offered at the Cafè Rouge opposite the hotel. Breakfast was great, freshly squeezed orange juice, eggs to order, bacon, sausage, mushrooms, etc. We also went to the Cafè Rouge twice for dinner (guests at hotel receive 25% discount) and were very pleased with the quality of the meal and service. Would recommend the hotel and restaurant to others and would stay there again. Would also recommend the Real Mary King's Close attraction. Baggage locker was cramped and not secure. Self-service for putting in and taking out luggage from a common storage area.

Close to all attractions ,shopping,sight seeing all on doorstep.Clean, comfortable ,superb decor throughout.Free wifi in room. Pleasant, friendly staff .Breakfast was served in the Cafe Rouge restaurant directly opposite the hotel and was excellent. Please could you put coat hooks on back of door. Being Scotland we took several variations of coats and for 3 of us they would have filled the wardrobe on their own ! Hung on back of chair but this is only observation and not a complaint.

The hotel was very conveniently situated for all major attractions, 15 mins to Edinburgh Castle and Royal Mile, and just a few minutes to Princes Street. If you like pubs, Rose Street is very close and there are lots of places to eat at the nearby streets. Hotel staff were very friendly and helpful. The only downside of the hotel was that our room was very dark, and we had to have the lights on, no matter what time of day it was. Overall though, a big thumbs up for this hotel.

Lovely, clean and smart city centre hotel. Highly recommended for anyone visiting the city particularly if coming on the train as its no more than a 15 min walk and ideally located for shops, bars, restaurants, pubs, cafes, the castle and Princes Street. Very well maintained and furnished inside. It's a small gripe and it wouldn't prevent me from booking here again but: the hotel does not have its own dining area and breakfasts have to be taken at Cafe Rouge across the road, and the early morning menu is a bit limited. However, residents are entitled to a 25% discount for meals at other times on production of the a voucher which the hotel issues to people staying on a daily basis, so it's not all bad. And the breakfasts are served 7am to 11am so if you do want a little lie-in you won't lose out on what you've paid for.

Great location only a few minutes from the train station. We were able to leave luggage after we checked out. The lock in the bathroom was broken, and the catch in the door had been removed so we couldn't even shut the door. They couldn't fix it until the following day and there were no other room available so we had to hold the door shut with a spare roll of toilet paper. Not such a big deal if it's just a couple but there were 3 of us so it wasn't great. Reception staff weren't particularly friendly either.

Nice decor throughout hotel and room, very comfy bed, good tv. Provided extra blankets if needed aswell as iron and board, plenty of storage. Bathroom was spotless, and very light. Very polite staff, and complimentary breakfast at cafe rouge. Lovely tea selection, very good for £35. The tv could have had a better range of channels, the bin was too discreetly placed it took me a while to find it......that was probably my fault though!

Very clean and accommodating staff. Cafe Rouge is a good breakfast substitute :) **** Not very generous with the tea bags/towels/milk/pillows but stocked up every day. Prefer if they had a duvet instead of blanket especially because it is winter.

1St of all the place was very clean, comfortable and pleasant, it was a good place for relaxing after a tiresome day going around the city. And 2nd the staff were very friendly and the facilities were excellent ( as in the room and hotel were warm and there was constantly hot water which is extremely important in this time of the year) I will definitely go there again on my next trip to Edinburgh

The hotel atmosphere, as the building is well preserved and refurbished, matching with the atmosphere of Edinburgh. The hotel location adds a charming note, and the Café Rouge (just across the street) breakfast and discount facilities, quite convenient.

Price/value excellent - railway station is 10/15 minutes walk. Close to shopping district. The breakfast wasn't superb, but that's due to Cafe Rouge. And hey, what do you expect for this kind of money?

The hotel is very centrally located. We have stayed there before and will stay again. It looks great with the renovations. We also enjoy the connection with Cafe Rouge. We liked the hotel very much. There was an issue with the radiator making noise, but that was dealt with quickly.
