Run down room, towels were incredibly starchy and hard, lift out of order (although this has hopefully been fixed by now), lots of noise in room.
Location is fantastic Definitely recommend the Queens Arms pub opposite
My guests didn't enjoy the breakfast

We had a 4-bed family room and it was spacious, with enough space for our luggage. The beds were comfortable too. There was a big window which let in natural light, and although it overlooked the road, we were not disturbed in any way. The cost was fair and the staff were helpful.
The lift was not working, so we had a difficult time lugging our luggages up 2 flights of stairs (we are 4 small ladies)! The male staff, however, helped us when they were around. We were told that they were waiting for spare parts for the lift to be repaired. The hotel is an old building and had wooden floorboards which creaked a lot when we moved about. So, light sleepers may be disturbed by their roommate's visit to the toilet in the middle of the night.
The room offered all the comfort and utilities we needed. Despite the location being in the heart of Edinburgh New Town, our room at the back of the hotel was really quiet. Room temperature was just right.
The lift was out of use the whole time we were there which did mean alot of climbing of stairs to the 2nd floor. Fortunately, we were offered assistance with luggage on arrival. Breakfast across the road was adequate but with minimal choice .
I stayed here in September 2014. Nice clean hotel, very spacious room & comfy bed. No restaurant onsite but plenty of bars & restaurants just minutes away. Tea & coffee facility in the room was good.

Rooms need to be updated- no supplies in bathrooms for price paid would have expected shampoo and conditioner etc. very basic supplies.

All that you need and nothing you don't! (I don't ordinarily take breakfast so this being in a cafe over the road was not an issue, though may be for others)
The location was excellent. It was within easy walking distance to restaurants, shopping and public transportation. I was able to get a good nights sleep. No outside noise to keep me up.
The elevator was broken so all luggage had to be hauled up the stairs. The desk clerk was nice enough to carry then for me. The room was a little warm and stuffy so I opened the window to cool off the room and get some fresh air. The restaurant near by providing a distinct fried food odor. I know the hotel was not at fault for the odor. It's just that it was hard to refresh the room.

Breakfast was not in house. Had to go across to another restaurant for breakfast.
Almost impossible for me to conduct any meaningful business with such weak wifi.
The staff were very helpful and informative. My room was excellent - very comfortable, clean and well equipped, an absolute delight to stay in. Hotel facilities were excellent.

Price and location.
The room was large with high ceilings, however windows/window frames are somewhat old and worn so it got quite cold inside the room despite the working radiator.

Good quiet location off Princess Street. Approx 15 mins walk to the Royal Mile, albeit uphill to the castle! Wide range of restaurants nearby. Inclusive breakfast across the road at Ricks was very good. Room comfortable and well equipped with tea & coffee making facilities, ironing board, hair dryer etc.

They asked us to pay the entire stay at check-in, the elevator was not working so we had to carry our luggages to the 4th floor, the room refrigerator was completely empty and we could not get a bottle of water from the lobby, in order to borrow a converter plug I had to leave 5 pounds cash of deposit, the room was small and lot of its space was occupied by an extra bed we did'nt asked for, the window was secured so could we only slightly open it, there was not air-conditioning (just heat), the bathroom was basic and very compact, the shower needed maintenance. All in all: we paid a lot to receive a service worth of a regular B&B.
Location was very good for exploring the city. Facilities were clean and room was a good size. Breakfast was good but provided at a nearby restaurant rather than in the hotel itself.

Breakfast at Rick´s across the street. Quality was ok, but it´s actually a bar/pub, not the atmosphere you expect for breakfast in the morning.
First of all the location was really great. 5 min. walk to basically everything, be it old town, Princes Street, or museums. Apart from that, the rooms were nice, free wifi, good service, and quiet during the nights.
The only thing I didn't really like was that the lift was out of order. Not their fault per se, but still annoying when you have a heavy suitcase and a room on the 3rd floor. Oh, and the breakfast buffet was plentiful, for sure, but also rather uninteresting. Especially in the bread department.
