The location was perfect for what I had planned to do and the hotel was clean and quiet which was great

The staff was great. The room was a reasonable size. Cleaned. The location was just perfect. Breakfast was served at a restaurant across the street called Rick's. The waiter was so nice to us. I wish I can remember his name.
The second day we were there the lift was out of order. We had to walk up 3 flights of stairs. When we checked out (5 days later) it was still out of order.

Weak shower Lift was broken & we were on 4th floor. We were offered help with our suit cases. Stripy carpet made it difficult to see stairs. Could be a hazard for some.

Frederick House is in an excellent location, easy to find and with lovely views from the windows. I have now stayed there twice on trips to Edinburgh. The staff is very helpful, rooms are clean and spacious, and the included breakfast at Rick's was very tasty.
The mattresses aren't the most comfortable I've slept on, considering the overall quality of the hotel, and the towels are somewhat thin and rough. Our last night in the hotel we could hear quite a lot of noise from the street outside, where people were partying until 3 or so in the morning. Those were relatively minor issues as far as I'm concerned, but they might bother other travelers more.

. Breakfast was taken across the road at Ricks Cafe and was a bit of a hit and miss affair.Plenty of tea on offer but mission impossible to get more coffee! Surprisingly the bedding at the hotel was blankets (clean but scratchy) rather than duvets.beds not comfy and fourth bed only suitable for a child not a fourth adult.

The location was perfect, the building is beautiful, the room was an ok size, breakfast was pretty good. The trick is to get there early, before the rush.
The bed was so tiny, the linens had holes in them, the towels were so thin and cheap and there was a soap dispenser in the shower! It would not take much to make this a 4 star hotel. It´s all about the amenities. Better towels, bigger bed, and shampoos and soaps that are not in a gross dispenser..bit of a missed opportunity.

We had a 4-bed family room and it was spacious, with enough space for our luggage. The beds were comfortable too. There was a big window which let in natural light, and although it overlooked the road, we were not disturbed in any way. The cost was fair and the staff were helpful.
The lift was not working, so we had a difficult time lugging our luggages up 2 flights of stairs (we are 4 small ladies)! The male staff, however, helped us when they were around. We were told that they were waiting for spare parts for the lift to be repaired. The hotel is an old building and had wooden floorboards which creaked a lot when we moved about. So, light sleepers may be disturbed by their roommate's visit to the toilet in the middle of the night.
The room offered all the comfort and utilities we needed. Despite the location being in the heart of Edinburgh New Town, our room at the back of the hotel was really quiet. Room temperature was just right.
The lift was out of use the whole time we were there which did mean alot of climbing of stairs to the 2nd floor. Fortunately, we were offered assistance with luggage on arrival. Breakfast across the road was adequate but with minimal choice .
I stayed here in September 2014. Nice clean hotel, very spacious room & comfy bed. No restaurant onsite but plenty of bars & restaurants just minutes away. Tea & coffee facility in the room was good.
