This hotel is in a great location - within walking distance of Princes Street and all the other attractions Edinburgh has to offer. The room was quite big and the bed was very comfortable. The room was clean and the bathroom was very nice.
No toiletries in the bathroom - just a soap dispenser. No complimentary biscuits with the tea and coffee. The shower ran hot and cold. Our room was at the back of the hotel so it was quiet, but no view, however, we didn't request a particular room. The stripy carpet on the main staircase I think would be hazardous for anyone who is visually impaired as it was quite hard to see the steps individually, due to the pattern on the carpet.
Location is excellent, very comfortable bed, good hot shower.
I hadn't realised breakfast wasn't included but wasn't a problem as The Standing Order is just around the corner!
No resturant in the hotel which is fantastic as no real noise lateat night. great breakfast at Ricks much better than the other cafe you used to use
Convenient, comfortable. The breakfast was good although you had to leave the hotel and walk down the road for it.

I have stayed three times here with my business partner. Although we book on the same day he always pays less than me and gets a better room (upper floor, better view, more space). I don't understand how it works.

The beds, not very comfy and no duvets, only scratchy blankets with a lose bed sheet We asked for duvets but they did not have any. It was a bit noisy from the street but this is to be expected in this location.

Breakfast was average. Good coffee but self service hot food was only warm and croissants a bit dried up.
Very spacious room with desk, chairs, double bed, modern bathroom with bath. Walk to Waverley station, close to public transport, shopping centre, Post Office, banks and restaurants. Staff very friendly. Safe area. Great value if advanced booking.
Number of steps to get into hotel difficult if bags heavy. I walked to Old Town every day, but not everyone can manage that. Would need to use taxis or public buses if walking distance is a challenge. Some hotel staff not very aware of public transport options and unable to advise although there are plenty of public buses to all tourist sites.
The high rooms are a lot quieter at night than the Lower ones. There is a luggage room to keep your bags on the last day so you can make use of the last day.
There is no bar area at the hotel.
Frederick House is so central for Princes street and not far from the Royal mile so a great choice for shopping or sightseeing.
Nothing but bed was a bit hard for me as i have a back problem...wondered would you provide mattress toppers??

Breakfast at resturant across road was great. Quiet part of town. Beautiful room.
View from only window was just the v between two walls so no natural daylight.
From the minute you enter until you leave the staff are always on hand to assist you. The rooms are brilliant, big and clean with an added veiw of the Forth estuary, if you are lucky. Great value, will use it next time I visit edinburgh.
From the outside the Hotel looks nothing special, net curtains on the windows.
Simply perfect from all points of view: perfectly situated in the New Town, very comfortable, large rooms...all one could need for a night at a very convenient price.
The position is amazing.
The reception is a bit hidden to the main entrance,there is no contact between guest and receptionist.
