We liked the single rooms next to each other with our own en suites and no one else on the floor. Very convenient for the small town of Uppingham. Nice landlady and good breakfast.
We didn't know the rooms were on the third floor. Also no Wi fi so no ipad or phone browsing. Not able to research local routes or eateries from the room. Poor shower. No power and difficult to control heat of water.
The proximity to town was first class. Parking and a private garden. The breakfasts were very wholesome.
It is a bit of a misnomer to describe it as a hotel. An up market B & B would be more accurate. When we first met the owner she came across as a bit scary but she mellowed later!

Check out time was too early. 12 noon.
Almost everything: lovely breakfast, good service, feeling of cousiness. Only the absence of a lift is somewhat inconvenient. The garden is beautiful and very well kept.

The hotel is situated in a central location with easy access to Uppingham market square, the staff were warm and friendly and the hotel is great value for money. The garden is beautiful and parking facilities is a real bonus.
Really had a good nights sleep as there was not a single noise outside the Hotel. The breakfast was fantastic.

This hotel is in a lovely location with a pretty garden. The staff are very friendly. Breakfast was good.
We had no hot water on the first morning of our stay. The bed was very soft and the pillows were uncomfortable

Towels too small and threadbare
The member of staff or owner that I spoke to was very nice and friendly. The décor and furnishings were nice and fitted in with the property.
Very small bed although can't really complain as I booked a single room. I did see some hair in the bath. It was a little noisy but can't be helped the building is old and walls a little thin.
Location perfect very friendly clean hotel. Highly recommend it.

the smallness of room 2, with only one chair, but mainly the mattress, which was like a rock - we had to put the duvet under the bottom sheet

It was a double bed not a king size bed in the upgraded room
Delicious breakfast and also good to be able to use the coffee machine in the lounge to make hot drinks for ourselves. Very welcoming and helpful owner and staff. Good tea & coffee making facilities in bedrooms as well as toiletries provided.
We were disappointed with the location of our rooms(one twin and one single) as they were right at the far ends of corridors on the 1st and 2nd floors, even though we were the only people staying that night! There was no view from the twin room, despite the booking form saying it would have a garden view. It had a very old fashioned bathroom, though clean and adequate, and was also cold(on a cool summer day) but luckily there was an electric heater to warm it up.
quality of Mattresses, very lumpy and could feel springs.
The garden was as pretty as shown a small quiete oasis. Very friendly and comfortable, homely. Coffee Tea cappuccino latte in lounge,just help yourself. lot's of books and magazines.
We enjoyed our stay, a supurb break in a beautiful area, Rutland seems to be a hidden secret
I liked everything friendly staff, our room , hotel surrounding, breakfast variety, well cooked and well presented. A great relaxing weekend. Just what we needed.
Shame about the bar/lounge not being open but after a chat with owner who explained why it wasnt and plans for future use a very admirable lady indeed.
