Very friendly, warm welcome and excellent (abundant) breakfast. Well situated for a brisk walk or easy bus into town.

Rather dingy basement room. Uncomfortable (soft, lumpy) mattress on bed. Other, upstairs rooms may well be nicer.

Our host, Bill, could not have done more to make every aspect of our stay as comfortable and enjoyable as possible. I would heartily recommend Garlands to anyone, particularly to women traveling alone. The location is totally safe and you will be so nicely coddled you won't want to leave!

This has to be cleanest place we have ever stayed! The owner was very friendly and helpful. The breakfast was fantastic with lots of different options and choices to set us up for the day. Very handy for the city centre with a bus service across the road that takes about 5 mins into the centre not far from the train station. If we ever go back to Edinburgh would definitely stay there again.

    Nothing, everything was great!

We wanted to go to Tom Kitchin's restaurant and the Royal Yacht one day, and get the train to Glasgow for the Commonwealth Games the next; this was ideally placed between the two. Genuinely walkable to the castle, Princes St etc. Great breakfast. Clean and quiet room, although if it got much hotter it would need a fan (but it's rarely as hot as we experienced in Edinburgh!) We appreciated being able to check-in early - we arrived around 10 am and were greeted with coffee while we waited just a few minutes for the room to be ready. Bill the owner and the other staff were warm and efficient.

If you have a very early start you will miss the cooked breakfast, but for most this will not be an issue.

It felt like staying as a guest in someone's home rather than as a client in someone's business.

Bill, the Guesthouse host/owner, was wonderfully welcoming and friendly and this was one of highlights of staying at Garlands. The room was large, clean and comfortable, and the entire Guesthouse was tastefully decorated.

The host was great The room was spotless and bright. Breakfast was constantly over the top. Bill, the host, was helpful in any issue I needed. The atmosphere of the common areas made it easy to chat with fellow travelers.

I stayed 8 nights and utilized the venue as a base for seeing the Highlands and the Scottish Borders. I would have liked even more nights to just kick back and enjoy Edinburgh.

Loved the atmosphere, Owner (Bill) friendly to the point that he will bend over backwards to help.. Lovely man. Breakfast great. Keep wearing the chef's outfit Bill, (thinks he's superman in it).

Rooms 1 & 2 - Up 4 flights of stairs (exhausting if you have heavy suitcases)

Well-decorated guest house. Located in quite place, not too far from Royal miles (walking about 20 minutes). All necessary are in the rooms. The owner Bill is very friendly and always ready to help. Room for the breakfast is the special place - looks like the room in the castle. Also meal is very testy. I highly reccomend this guest house.

Too short bed in single room (#3). Nothing more.

Bill, the owner is a very nice and polite. His house is like small castle!! Thanks again Bill

The only think I can say is that the bed was a little bit smaller than I am used to. But probably in Grain Britain that's the standard size.

Bill is a fantastic host who obviously delights in ensuring that his paying guests have a relaxed and pleasant stay but without being over-attentive. This is a difficult balancing act, well executed. The guest house is situated close to several bus routes, making it easy to get into Central Edinburgh and beyond. I can thoroughly recommend Garlands as a place to stay.

    No negatives.
